We are looking for an experienced Maintenance Manager for a large 1200-unit garden style community located in Union, NJ. Must have previously managed a minimum staff of 6-8 people. Large apartment community experience is preferred but would consider multi-site experience as well. Minimum of 5+ years as Maintenance Manager experience required. If you are motivated, experienced in vendor management, budgeting and property management software, this may be the perfect next step in your career! DUTIES AND RESPONSIBILITIES: Manage maintenance operations such as staff recruitment/retention, training, financial budget planning and performance, customer service, and third-party suppliers in order to maximize revenue, control expenses, and improve customer satisfaction. Oversee capital projects Perform routine property inspections and provide written report to the Property Manager Aid in the development and implementation of a thorough preventive maintenance program, SOP's and procedures, as well as developing new programs and procedures Act in leadership role to mentor and develop maintenance onsite staff. Assist in evaluations of current and potential maintenance employees Manage the maintenance of the property with a cost-effective approach to meet or exceed financial goals in accordance with company policy and standards. Build and strengthen relationships with vendors Direct workers engaged in renovations, painting and performing structural repairs to masonry, woodwork & furnishings of buildings. Direct workers involved in the general cleaning of buildings and grounds. Monitors and approves payroll for all maintenance personnel. Handles annual performance evaluations and disciplinary discussions. Performs other related duties as assigned by management.
