Vendor contact and management for routine maintenance including: Coordination of quarterly pest treatment with vendors and owners Verification of monthly well inspection Annual chimney sweep/cleaning Annual septic inspection and any maintenance Maintenance of all grounds, including the following: Snow plow services for road up to NM-150,, bridge, parking areas. Access to road must be clear by 7 a.m. during winter months. Winter snow shoveling of decks, unit entry ways, boiler room, laundry room and parking spaces as needed Winterization of exterior plumbing as needed Keeping the parking area clear including clean up of exterior trash Weekly cleaning of weeds during spring/summer months Sweep leaves on ground floor and upper level entry ways as needed Replace exterior lights as necessary and reset light timers as needed and readjust timers when daylight savings time begins and ends; Oil boiler circulating pump as needed, Check laundry and storage room are functioning, clean and orderly Immediately report any odors emanating from the septic/wastewater treatment system to the authorized contractor and the Company; Maintain common elements as needed. Monthly improvement projects of up to 15 hours/month as the direction of the Board and in collaboration with the Property Manager (e.g. improvement of common space areas such as laundry room, preventive maintenance, paint touch up, light building repairs, etc) Serve as on-site emergency contact and implement emergency mitigations as needed (e.g., turn off water and drain pipes when power goes out for more than an hour; provide temporary tarps/coverage for leaks, etc). Property manager must be able to be on-site within 30-60 minutes of notification of power outage or other major event. Monthly detailed report to the Board of activities, open items and suggestions. Property Manager will have access to Taos East equipment for use but must otherwise provide all supplies and equipment. Qualified candidates will have two options for employment: Paid monthly as a contractor to Taos East Condo Association. The expectation is to have 3x/week check-ins during winter months (November 15-March 30) and 1x/week during all other season; OR As an employee of Taos East Condo Association who will be required to live on site in an unfurnished apartment (unit 6). Rent, including all utilities and internet will be provided in exchange for ongoing property management services on site. Any work on behalf of individual owners will be coordinated and paid for separately. Taos East Condo Association is an Equal Opportunity Employer
