PRIMARY PURPOSE Responsible for a variety of advanced repair, preventative maintenance tasks, and maintenance documentation on various equipment on various equipment throughout Parkland Health & Hospital System to ensure that all equipment is safe and operational. MINIMUM SPECIFICATIONS Education: None. Experience: Must have three years of related experience working with plumbing, refrigeration, HVAC, Building Automation systems, electrical, lighting, and equipment maintenance. Must have a minimum of one year of general building maintenance experience in a healthcare environment. Equivalent Education and/or Experience: None Certification/Registration/Licensure: Must have a valid Texas Class 'C' Drivers license. Required Tests for Placement: None Skills or Special Abilities: Ability to maintain a clean driving record and be insurable by Parkland. Must demonstrate skill in the proper use of hand and power tools and show an awareness of proper safety procedures. Must be able to communicate effectively with the department, COPC, and other hospital personnel. Must have good verbal and written communication skills. Must be able to read and interpret utility system blueprints, technical manuals, and sketches of electrical-mechanical equipment. Must possess a working knowledge of plumbing, refrigeration, HVAC, and electrical systems including lighting. Must have knowledge of fire alarm, HVAC centralized monitoring, and lawn sprinkler systems. Must be able to teach repair and maintenance functions to other employees. Must be physically able to lift heavy loads, walk, stand for extended periods, and climb ladders. Must be able to demonstrate intermediate-level skill in solder copper pipe. Must have basic computer skills. Responsibilities: 1. Inspects and repairs mechanical, electrical, HVAC, plumbing, fire alarm, and various utility systems in the COPC clinics to ensure that all systems are operating safely and efficiently. 2. Adheres to established safety regulations and guidelines to ensure that repairs are carried out in an effective and safe manner. 3. Performs advanced preventive maintenance functions for mechanical, electrical, HVAC, and other utility systems in the COPC clinics to ensure that the number and frequency of system failures are kept at a minimum. 4. Coordinates and arranges for repair services from other sources including contractors and the engineering department to ensure that equipment remains functional. 5. Inspects, assembles, and repairs furniture and equipment to help provide Parkland departments with the resources they need to operate. 6. Responds to repair requests from Parkland staff by solving equipment malfunctions according to established policies and procedures to provide Parkland departments with prompt and efficient maintenance service 24 hours a day. 7. Trains and assists new and entry-level mechanics as needed to ensure that staff members are capable of performing assigned job functions. 8. Identifies, prices, and coordinates with supervisors to order parts from vendors as needed to maintain appropriate stock levels. 9. Maintains records of maintenance and preventive maintenance operations according to established policies and procedures to ensure that accurate documentation is maintained and made available for reference. 10. Stays abreast of the latest developments, advancements, and trends in the field of building maintenance by attending seminars or workshops and reading professional journals, and integrates this knowledge as appropriate into the job. 11. Identifies ways to improve work processes and improve customer satisfaction. Makes recommendations to supervisor, implements and monitors results as appropriate in support of the overall goals and mission of Parkland. 12. Maintains knowledge of applicable rules, regulations, policies, laws, and guidelines that impact the maintenance area. Develops effective internal controls designed to promote adherence with applicable laws, accreditation agency requirements, and federal, state, and private health plans. Seeks advice and guidance as necessary to ensure proper understanding. 13. Develops ownership of assigned areas that effectively and positively represent the Facilities/Engineering Services department and ensures completion of work requests and creates customer satisfaction. 14. Maintains a positive working relationship with job-related contacts, such as management, patients, employees, contractors, and vendors in order to improve overall departmental and area performance and to ensure that all job contacts are pleasant and productive. 15. Responsible for department projects as assigned.
