Essential Elements: A member of the Multi-family Services Team, the Maintenance Technician III is a vital component of our company's day to day impression on existing residents and prospective residents. The Maintenance Technician III works with the Community Manager and the Maintenance Supervisor to oversee the interior renovations of the apartments. With guidance from the Community Manager, this position supports the success of the apartment renovations project and oversees scheduling and work done by vendors and contractors. This role will support the completion preventative maintenance and corrective work orders, while providing an outstanding customer service experience. As a Maintenance Technician, you will: Must be able to work flexible hours including early morning, late evening, weekends, and holidays. Responsible for on-call, 24-hour emergency maintenance on a rotating basis. Supervise and schedule renovation activities for apartment community, as directed by Community Manager. Work with the Multi-Family Housing Team and Community Manager (i.e.: walking apartments, move-in/move-out reports) to determine weekly schedules, and providing reports for the Community Manager. Coordinate, schedule, and prepare vacant and/or occupied apartments for renovations. Walk all units to determine the needs. Coordinate scheduling and assignments with Community Manager, discussing all replacements (i.e.: appliances, carpets) for consideration. Communicate assignments and major tasks to contractors. Make sure contractors have all the instructions necessary to complete assignment properly. Regularly check the work progress of each contractor, providing immediate assistance and instructions as needed. Install plumbing and plumbing fixtures after countertop installation is complete. Install lighting fixtures, cabinet pulls and all other kitchen upgrade items. Responsible for maintaining adequate inventory of supplies for the renovations. Report observations, including related feedback from residents, with Community Manager. Routinely tour community property daily to identify maintenance needs. Immediately report any potential liabilities and hazards to Community Manager. Responsible for preventive maintenance of community buildings, roofs, and parking decks. Specific Job Knowledge, Skills and Abilities: Knowledge of life safety systems, emergency generators, and fire panels. Knowledge of kitchen grease traps, backflow preventers, and kitchen hoods. Working knowledge of plumbing installation, maintenance, and troubleshooting. Able to observe current procedures and make recommendation to management for improved service and efficiency. Able to prioritize work schedule and follow-up on assignments in a timely manner. Able to communicate effectively with management, coworkers, and residents. Able to apply, read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Able to resolve issues involving several concrete variables in standardized situations. Education & Experience: Must possess high school diploma or GED required. Must have valid driver's license and clear driving record. Prior experience in office, retail, or commercial maintenance is preferred. Physical Requirements: Must regularly lift or move up to 10 pounds, frequently lift or move up to 25 pounds, and occasionally lift up to 50 pounds. Must be able to stand, walk, possess hand and finger agility, handle or feel objects, tools, or controls; reach with hands and arms; stoop, kneel, climb, crouch or crawl. Must be able to regularly work in outdoor weather conditions and potentially be exposed to cold, wet or humid conditions. Will be required to wear ear plugs and eye protection provided by property management to be worn when operating equipment such as weed eater, leaf blower, chainsaw, etc. Post Offer / Pre-Employment: For the on-going safety and well-being of our employees and guests, Biltmore Farms' on-boarding process includes a criminal history disclosure and screening process for employees selected for employment.
