Oakbrook Corporation is seeking a Maintenance Supervisor with strong people skills and a positive attitude. The ideal candidate understands that in our business, the tenant comes first. Our Maintenance Supervisors provide direct support to tenants and maintenance team by responding to and troubleshooting a variety of residential service requests such as HVAC, electrical, plumbing, carpentry, drywall, appliances and building exteriors. They take pride in maintaining public areas and completing apartment turnovers to ensure a comfortable property tenants can call home. Successful maintenance supervisors have a can-do attitude and build positive tenant relationships by providing top notch customer service. They consistently demonstrate thoroughness, organization, and accuracy in all they do. ABOUT UNIVERSITY PARK APARTMENTS University Park is a 305, 3 building campus with market, senior & family affordable apartments. Studio, 1, 2 & 3 bedrooms available. Currently under construction with the first units coming online 12/31/2022. University Park Commons will be a 68 unit workforce housing development containing 1, 2, and 3 bedroom apartments. Oak Ridge at University Park Senior Apartments will be an 81 unit housing development containing 1, and 2 bedroom apartments. 601 @ University Park has 156 units and offers studios, 1, 2, and 3 bedroom luxury market apartment homes. WHAT'S IN IT FOR YOU Work with a "hometown" company proudly serving the Midwest since 1987 Work as part of a professional onsite team Stability and strategic organizational growth Updated buildings and facilities Consistent scheduling to support work life balance Employee engagement events throughout the year Comprehensive benefits package including generous PTO, paid holidays, 401k, health, dental, vision, life, LTD, EAP, and more DUTIES & RESPONSIBILITIES Train, supervise, and evaluate maintenance staff Follow all purchase order procedures Maintain property operations within approved budget Maintain supplies and equipment inventory and organization Complete work requests within 24 hours of receipt Ensure all vacant apartments are ready for occupancy Maintain grounds care and housekeeping as needed Report accidents, emergency, or safety concerns to supervisor immediately Ensure all maintenance staff are participating in on-call rotation schedule Obtain bids for approved projects from qualified vendors Demonstrates and follows the Oakbrook Values: Ethical, Professional, Collaborative, Family All other duties as assigned KNOWLEDGE, SKILLS, & ABILITIES High school diploma or GED Supervisory experience in residential property maintenance or related Knowledge of electrical, plumbing, water heaters, appliances, HVAC, construction, pool and whirlpool pumps, carpentry, painting, vendors, parts, and services Interpersonal skills to interact with tenants and others as needed Must provide own basic tools needed for the position Must be able to work independently with minimum supervision Physically able to perform job duties with or without accommodation
