Reports to: Administrator Job Classification : Hourly (Non-Exempt) Type: Full-Time Shifts: Days, 6am-9am start to 3:30pm-5:30pm (8 hours/day), Mon-Fri with one week on call and one week off. May be required to come into the facility on evenings, nights or weekends when on call. Will provide an on call phone to employee, phone calls expected to be answered 24/7. Required Skills: Skills are required to perform multiple tasks with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skill-based competencies required to satisfactorily perform the functions of the job include: operating equipment used in skilled trades, power, and hand tools, etc.; adhering to safety practices; handling hazardous materials; and planning and managing projects. Knowledge is required to perform basic mathematics, read a variety of manuals, write documents (e.g. work orders, purchase orders, etc.) while following prescribed formats, and/or present information to others; and understand complex, multi-step written and oral instructions. Specific knowledge-assigned skilled trade; and safety practices and procedures. Ability is required to schedule activities and/or meetings; gather and/or collate data; and use job-related equipment. Flexibility is required to work with others; work with data utilizing defined and similar processes; and operate equipment using standardized methods. Ability is also required to work with a wide diversity of individuals; work with similar types of data; and utilize a variety of job-related equipment. Some problem-solving may be required to identify issues and select action plans. Problem-solving with data may require independent interpretation; and problem-solving with equipment is moderate. Specific ability-based competencies required to satisfactorily perform the functions of the job include; adapting to changing work priorities; developing effective working relationships; displaying mechanical aptitude; working under time constraints; and complying with life safety code, ADA, and OSHA/TOSHA regulations. Physical Requirements: Ability to lift fifty (50) pounds. Moving, lifting or transferring items may involve lifting of up to 100 pounds. Ability to exert maximum muscle force to lift, push, pull or carry equipment/items. Ability to use abdominal and lower back muscles over time without fatigue. Ability to stand for extended periods of 2/3 shift. Ability to bend, stoop, stretch, twist, sit, and reach. Fine motor skills. Visual acuity. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand and talk or hear. The employee is frequently required to walk; use hands to finger, handle, or feel; and reach forward with hands and arms. The employee is occasionally required to sit and stoop, kneel, or crouch. The employee must frequently lift and/or move up to 50 pounds and may occasionally lift or move 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. These requirements are an estimate of the overall strength requirements that are considered to be important for an average, successful work performance of a specific job. Responsibilities Include (but not limited to) the Following: Assist with completing and managing all required equipment, security, and safety checks. Assist on completing all routine and exceptional maintenance and repair on facility. Help manage any major repairs and skilled maintenance. As needed, coordinates with skilled tradesmen and/or assigned resource(s) for the purpose of completing projects and work orders efficiently. Organizes and transport residents to and from events and appointments. Assist in maintaining and managing all facilities repair and maintenance log in compliance with South Dakota Licensure requirements. Complete tasks in TELS. Complete general lawn care duties and gardening. Clear sidewalks and entry of ice, snow, or debris. Oversight and development of facility manuals in compliance with South Dakota Licensure requirements. Development and implementation of disaster plan and employee training. Development and ongoing oversight of the disaster plan procedures in compliance with South Dakota Licensure requirements. Initial and ongoing education with employees on facility layout, facility operations, maintenance and repairs procedures, fire safety, and safety concerns. Updating Material Safety Data Sheet ledger as required. Conduct Preventative Maintenance Inspections as required by the South Dakota checklist. Arranges furniture and equipment for the purpose of providing adequate preparations for special events and assisting with resident and tenant move ins and move outs. Cleans building and grounds areas as needed and/or assigned for the purpose of providing and effecting working/living environment, preventing damage and/or limiting liability exposure. Installs system component parts, office equipment and facility components (e.g. lighting, heating and ventilating systems, alarms, plumbing, security, electrical panels, etc.) for the purpose of providing a safe and workable environment. Maintains assigned vehicle(s), tools, and equipment for the purpose of ensuring availability in safe operating condition. Participates in meetings, workshops, trainings, and seminars for the purpose of conveying and/or gathering information required to perform functions. Conduct safety meetings. Performs a wide variety of general and semiskilled maintenance activities (e.g. carpentry, painting, electrical, etc.) for the purpose of completing projects within established time frames. Repairs furniture and building system components for the purpose of ensuring a safe working condition. Responds to emergency, fire and safety situations during and after hours for the purpose of resolving immediate safety concerns. Conducts fire drills and other drills as required. Transports a variety of tools, equipment and supplies for the purpose of ensuring the availability of materials required at the job site. Assist residents as requested and approved by management. Monitors heating and cooling system to maintain acceptable temperature range in the building.
