POSITION SUMMARY: Under the general direction and supervision of the Director of Liveplace/Workplace Services, the LPWP Services Supervisor 1 oversees a team of technicians, as well as performs maintenance and repairs on all of On Lok's facilities. DUTIES / RESPONSIBILITIES: Supervision & Leadership Act as the primary contact for any building issues (climate control, odors, smoke, spills, damage, emergencies and repairs). Keep Director informed of day-to-day status and challenges regarding maintenance issues. Provide training to Facilities Technician 1, 2 and 3, and new employees, and refresher training on an as-needed basis. Conduct site inspections daily, monthly, and quarterly and complete checklists on a regular basis; provide written documentation to the Director. Oversee and inspect overall building cleanliness and job performance of Facilities Technician 1, 2 and 3. Participate in organization-wide meetings and cross-functional committees, as requested, to ensure facilities is represented in operational and organizational planning and implementation. Administration & Vendor Management Maintain a working knowledge of building systems and Facilities operations. Monitor, maintain, troubleshoot, and supervise facilities repair tasks related to plumbing, electrical, mechanical, or any building related maintenance. Estimate hours needed to complete tasks, prepare work schedules, assign work, and inspect completed projects to ensure work meets quality standards. Create, review and prioritize work orders on demand from phone, email or verbal request, and process, assign and update daily work orders and ensure proper communication to work order requester. Manage and negotiate bids and quotes from vendors for Director review/approval. Coordinate jobs with vendors and monitor contractor performance; monitor work closely to ensure work is completed according to specifications/service contract. Coordinate work completed by contractors and skilled trades ensuring appropriate professional behavior. Assist with project coordination for all size projects including large scale repair and new facility construction/renovation projects. Assist Director with operation/capital budget management. Maintain excellent vendor and work order records and utilize existing inventory and tracking systems. Direct Maintenance & Repair Maintain and implement preventative maintenance programs. Perform maintenance of interior and exterior buildings including painting, construction, renovation, repairs, equipment and furniture installation. Actively monitor facility and equipment conditions, make recommendations for maintenance or improvement. Maintain all building equipment, supplies, and tools, keep an inventory and order supplies. Manage and maintain primary utilities' systems, including but not limited to HVAC, boiler, hot water, elevators, city water, gas and electric systems. Assist with maintaining building security and immediately respond to building emergencies on a 24/7 basis. Follow OSHA regulations for all projects, equipment operation, and chemical usage including labeling, storage, disposal, and the use of personal protective equipment. Manage and complete special maintenance projects assigned by Director in a timely manner. Perform other maintenance duties as assigned by the Director. QUALIFICATIONS (knowledge, skills, abilities): Minimum of (6) six years of facilities maintenance with supervisor experience of 2 or more buildings. Demonstrable knowledge and high professional understanding of all aspects of maintenance operations and building systems, including HVAC, mechanical, spa/pool, plumbing, electrical, carpentry, painting, fire alarm, fire protection & attendant-call system, food service equipment, laundry equipment, and commercial appliances. Certification preferred in one or more areas of maintenance (e.g. HVAC, plumbing, electrical, etc.). Experience managing, mentoring, and/or supervising staff preferred. Strong time management, organization, critical thinking, interpersonal, and communications skills. Demonstrates ability to prioritize, manage multi-functional tasks, works effectively under pressure, and against strict time constraints. Willing and able to be on-call and work overtime and flexible weekend schedule, as needed. Have a valid State of California Driver's License and ability to pass background check. Strong leadership qualification and time management skills. Possess strong organization and critical thinking skills, and excellent interpersonal and communication skills. Demonstrated experience supervising and follow through with projects from planning to completion. Able to plan and lay out work using blueprints, drawings, and general instructions. High level of proficiency and comfort with utilizing technology/computers as part of a normal work day, including Microsoft Office Suite, timekeeping, help desk, inventory, and work order tracking systems. Fluency in English is required. Bilingual in Cantonese or Spanish is not required, but preferred. License or additional Certificate related to Facilities Maintenance (CMRP or other) required. Work experience at a hospital environment, preferred. Must be able to lift a minimum of 50 pounds. Must be comfortable and able to work on a ladder of 20 feet.
