Job Overview The Director of Acquisitions & Asset Management manages all transactions, including acquisitions, dispositions, and development properties for Community Asset Preservation Corporation (CAPC). The Acquisitions & Asset Management team works with assets in the single family, multifamily, and mixed-use space in New Jersey, New York State, and Florida. Responsibilities Works with the Managing Director, Real Estate to establish an appropriate budget. Works with the Managing Director, Real Estate to select and maintain vendors, including security, attorneys, appraisers, title companies, and maintenance. Develops and documents policies and procedures. Oversees all aspects of the acquisition, development, and disposition of single family residential and multifamily properties in New Jersey and Florida. Leads staff responsible for financing applications and closing processes for acquisitions, new developments and properties being redeveloped. Works with Acquisitions & Asset Management associates to create financial analysis for underwriting property cash flows, rents and property operations to determine the viability for acquisition. Identifies development opportunities, executes, and manages the pre-development feasibility assessment, acquisition, design, development, assets, and disposition of the property. Pursues development opportunities in the public realm leading the response to RFPs and other solicitations for housing and/or mixed-use development services. Executes corporate acquisition and disposition strategy to align with strategic company growth goals under a collaborative effort with the Managing Director of Real Estate. Develops, maintains, and networks with new business relationships including municipalities, public agencies, lenders, investors, brokers, and other key stakeholders. Evaluates markets, works with consulting brokers, conducts site visits, maintains a thorough understanding of locations, potential strategies, and operational plans and requirements within each designated target market. Leads team in the preparation and reviews of memos used to evaluate investment opportunities and assist in the delivery of presentations to the investment committee. Prepares letters of intent and partnership term sheets after presentation to investment committee. Leads team in the preparation of investor reporting for active funds. Works with the Director of Construction to monitor the development and construction of any development property, including negotiating land contracts, entitling sites, developing budgets, and developing construction schedules. Lead the execution and management of joint venture investment opportunities, including negotiating, structuring, underwriting, funding, and closing of future single family & multifamily partnership opportunities. Qualifications 7-10 years of experience in underwriting, acquisitions/dispositions, development, or asset management. Bachelor's degree required. Experience in urban real estate markets and working with government agencies, public agency financing & subsidies. Proficient in Microsoft Office Suite (Powerpoint & Excel) and any other financial and analytical tools. Commitment to teamwork and experience leading a team. Effective oral and written communications skills. Ability to multi-task. Ability to maintain a high level of confidentiality. Reporting to the office the whole week is required. Travel required.
