Construction Project Manager

Position Title: Project Manager Reports To : Vice President of Project Management FLSA Status: Exempt Job Description Summary: Plan, coordinate, execute, maintain, and manage an effective field construction organization utilizing the necessary labor, equipment, materials, tools, subcontractors, and other resources to effectively perform the scope of work within an allotted budget and time schedule. Be the "President" of each project. Essential Functions: Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions Upon project assignment, schedule Phase 1 meeting. Review project for potential value engineering and cost savings. Review shop drawings prior to submittal. Coordinate procurement schedules and deliveries with Project Coordinator. Set up billing format, get billings approved and submit billing percentages timely to Contract Administrator. Perform job setup. Determine field labor breakdown for job costing, arrange for MSDS books, insurance certificates, permits, etc. Perform manpower scheduling on a weekly basis and make requests for changes in labor force to Field Superintendents. Review contract, plans, specifications, submittals, and other contract documents to create a job plan for the successful completion of assigned contracts. Work with Foremen to ensure duct and fitting ordering procedures are achieved to ensure timely and complete material deliveries to job sites. Inspect the jobsite on a regular basis for contract compliance, workmanship, and safety. Provide accurate job cost projections monthly to accounting - WIP. Review all projects and set up job cost to reflect actual job installation. This includes both shop/field and materials. Quote and process all bulletins and field orders. Estimating Support Group will assist with take-off when necessary. Responsible for the buyout of subcontractors, issue contracts, and pro-actively sequence and manage the subcontractor's work including billings and change orders. Collaborate with Foremen to make sure all job-related issues are handled efficiently and effectively. Manage customer contracts for successful project completion and future business. Attend job meetings as required and coordinate work with other trades. Monitor job progress payments and follow through when past due. Follow job documentation and permitting through to punch out and final payment. Maximize triangle of communication with Foremen and Superintendents. Be familiar with Notice of requirements for claims and other important language in the contract for all projects. Provide as-builts and O & M manuals. Update job cost to reflect all bulletins and field order impact to project. Ensure that all permits are pulled when required and coordinate inspections. Assist estimating in bidding large projects as needed Other duties and responsibilities as assigned Requirements : Bachelor's degree in Science, Construction Management, or HVAC/R preferred 5+ years in project management experience preferred Prior experience managing or leading construction projects and people Excellent communication skills, oral and written Excellent organizational skills project manager, manager jobs, hvac estimator, project manager, manager
