Company : SimplyHome Job Title: Community Specialist Department : Service/Maintenance Reports to: Community Asset Manager Status : Full Time / Non-Exempt, Salary Job Summary: The Community Specialist is responsible for tasks including but not limited to conducting inspections, issuing violations, scheduling common area maintenance, and corresponding with residents and trades for optimal visual appeal of multiple communities. Must have reliable transportation and able to travel around San Antonio and surrounding suburbs daily. Duties/Responsibilities: Enforce community rules and restrictions by producing violation letters based on property inspections. Issue fines for violations that have not been resolved and maintain logs for both active and resolved violations. Track expiration dates on all vendor contracts (landscape maintenance, pool maintenance, etc.) to ensure organization, and renew or solicit bids at contract expiration. Oversee and approve payment of vendors providing service to assigned communities. Monitor and schedule repairs. Perform additional day to day administration tasks as directed by management. Facilitate property appraisals for bank loans. Required Skills/Abilities: Friendly and welcoming demeanor with the ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele. Excellent time management skills, detail-orientation and ability to multi-task and prioritize work. Strong decision-making and problem-solving skills, along with advanced conflict resolution skills. Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization. Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary. Able to work in an equitable, inclusive, and diverse environment. Education and Experience: Minimum of two (2) years' experience with Homeowners Associations Associates degree preferred. Physical Requirements: Prolonged periods of driving in a car.
