Asset Resolution Manager - Chicago, IL National Equity Fund, Inc. (NEF) , a leading non-profit syndicator of low-income housing tax credits, is seeking an Asset Resolution Manager . The LIHTC program is the most important resource available today for creating affordable housing in the United States. NEF uses its extensive experience, talent and resources to create sustainable affordable housing. This position is based in Chicago, IL. Position Primary Functions: Responsible for the development and execution of loss mitigation/stabilization strategies for assigned assets Conduct or supervise the review of asset financials (actual figures and budgeted), property, sponsor and property managers’ organizational capabilities and management systems to adequately meet the investment goals, Section 42 and other regulatory obligations Analyze continued financial feasibility of investment properties from the standpoint of property and asset management. Coordinate with other team members to lead the review and analysis of all transactional plans related to long-term operating success and/or mitigation of risks Perform in-depth review and summary of partnership agreements debt documents and governmental agreements to identify key financial covenants, terms and each partner’s adherence to its respective Work with internal staff to obtain an understanding of how a workout plan will affect organization For assigned assets develop negotiation strategies with an emphasis on the economic and practical implications of such strategies and serve as the lead negotiator with respect to executing these strategies Prepare and present workout requests for board or committee approval Obtain all necessary investor consents related to the workout request Respond to investor inquiries through coordination with Investor Relations staff and participate in investor due diligence meeting as required The Ideal Candidate: Bachelor’s degree; master’s degree in business, finance and/or real estate Strong track record of success in managing the real estate development process Minimum five years’ experience in real estate asset/property management, real estate finance Knowledge of multi-family real estate operations, including property management, marketing and leasing, budgeting, financial reporting and compliance with financing covenants or regulatory agreements Experience in multifamily real estate investment analysis and underwriting Substantive experience in real estate-based loan development and workout experience a plus Experience or knowledge of affordable rental housing, specifically in Section 42 low income housing tax credit government housing programs, is preferred Knowledge of or experience with non-profit community development corporations Ability and willingness to travel Skill Sets Must Include: Strong analytical skill Proven ability to readily recognize, investigate, interpret and communicate warning signs of potential problems Strong financial analysis, self-starter, creative problem solver, team oriented, excellent organizational skills with attention to detail, exemplary oral and written communication and proficient computer skills Strong relationship building and networking skills Comfortable working in a fast-paced, multi-task environment We offer a competitive salary, along with a comprehensive benefits package.
