MANTINCE TECHNICIAN – SOUTHFIELD– IN-PERSON Job Summary Our client is looking for a Maintenance Technician who is responsible to maintain the day-to-day operations and maintaining the physical asset of the property under direction of the Property Manager. Troubleshooting and solving mechanical issues while keeping the property operating smoothly according to safety standards and ensuring the timely and accurate fulfillment of all service requests and repairs. Apply maintenance skills and customer service skills to ensure all physical aspects of the property meet all company established standards and applicable laws. Work may be performed independently or as part of the maintenance team. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity. Responsibilities Administrative – understands the Company policies and procedures, track materials for inventory purposes, sign-in/sign-out unit keys Analytical – draw conclusions and examine alternatives when approaching a maintenance requests; ability to read blueprints, if required; consider alternative methods/materials, if the necessary is unavailable Coordinating – prioritize numerous tasks and the importance of service requests Creative – find the most efficient way to complete a task; continually look for ways to retain residents and improve the property Leadership – shows confidence Manual – groundskeeping, housekeeping, and snow removal Mathematical –calculate figures such as discounts, percentages, square footage, read proper measurements, circumferences, and volumes Maintenance Skills – plumbing, electric, heating/cooling, carpentry, appliance repair, painting, drywall Appliance Repair – Troubleshooting and repair of parts, clean lint screen in washer/dryer, pumps and transmission, water heater troubleshooting, repair and replacement Carpentry – Proper use of hand and power tools, cabinetry, door hanging to include installing hardware, closers, hinges, drywall repair and replacement, window repair and replacement, shelving installation Electrical – Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation Groundskeeping – Maintain landscaping and snow removal equipment, snow removal and salting of walks, operate blower, operate and maintain lawn equipment Housekeeping – Understand and use MSDS, use cleaning chemicals, cleaning as required, maintain cleaning equipment HVAC – Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintain a type II EPA certification, understanding of how to use pressure gauges, charge, evacuate and change out condensing units and air handlers Plumbing – Basic plumbing repair on copper, pvc, cpvc, toilets, pump replacement, replacement of fixtures, valves, water heater troubleshooting, repair and replacement, ability to use and electric auger or snake Pool Care – Filter cleaning, pool cleaning, chemical testing, knowledge of all shut-off, first aid, signage and pump motor repair and replacement Requirements Communicate effectively both orally and in writing Read and interpret documents such as safety rules, operating/maintenance instructions, and procedure manuals Write routine reports and correspondence Effectively problem solve Manage multiple priorities Demonstrate initiative Establish and maintain positive and effective work relationships with coworkers, managers, vendors, contractors, and residents Perks/Benefits Competitive Salary Retirement Accounts Paid Time Off Culture Job Type: Full-timePowered by JazzHR
