SERVICE MANAGER DESCRIPTION Reports to: Resort Manager | FLSA Status: Exempt, Full-Time POSITION OVERVIEW The Service Manager is responsible for the overall maintenance and upkeep of Resort grounds, facilities, streets and equipment at the property. Additionally, they supervise and oversee individual resort maintenance and housekeeping team members. ESSENTIAL JOB DUTIES AND RESPONSIBILITIES Coordinates team member selection and development and ensures compliance with appropriate policies and procedures Follows-up on work assignments to ensure efficient, thorough completion of assigned work orders Assists maintenance team with all aspects of property maintenance and repairs of grounds and facilities such as lawns, buildings, pools, streets, curbs, snow removal, and gardening/landscaping Ensures daily pool/spa inspections and logs are completed to verify proper water chemistry and cleanliness of pool and spa area, and to identify needed repairs or improvements. Has working knowledge of the maintenance and operation of major mechanical systems including but not limited to, fire alarms, suppression, pressurization, and pumps, domestic hot and heat boilers Assists with the selection of all contractual services. Supervises on-site contractors. Completes regular preventative maintenance and inspections of sites throughout the resort. Prioritizes and resolves resort service requests, including maintaining records of types and frequency of service requests received Collaborates with General Manager to establish emergency maintenance on-call schedule. Performs duties in a safe manner, adhering to all safety procedures and properly using safety equipment Ensures that all interior and exterior areas of the resort are litter free, clean and presentable Organizes all required inspections of equipment needing outside testing, maintenance, and inspections for compliance Maintains consistent and timely attendance, sets an example for their team in punctuality Oversees the Resorts mechanical, electrical, plumbing and fire systems; and reports deficiencies to General Manager; reports life safety hazards to the General Manager; and reviews monthly utility usage and makes recommendations for the building cost control measures Maintains vehicle/equipment maintenance logs and ensures proper maintenance of resort vehicles Coordinates and ensures completion of routine maintenance and emergency repairs. Ensures safe storage of hazardous chemicals and/or equipment Prepares all maintenance-related logs in accordance with the Operations Manual Maintains inventory of equipment, tools, and supplies. Purchases equipment, supplies, and services as needed with General Manager approval, ensuring to adhere to budget guidelines Meets with General Manager daily to report on the status of all scheduled maintenance work; notifies manager of unsightly or hazardous conditions and recommended solutions Issues resort rule reminders and follows-up as needed Assists General Manager with aspects of the capital expenditure program, including reviewing budget variances as needed Other duties as assigned REQUIREMENTS High School Diploma or GED (Required) 3 years experience with general maintenance techniques, repair work, and grounds 1 year previous supervisory experience Demonstrated knowledge of plumbing, construction, pool and grounds maintenance Proficient in operating various hand tools and power equipment Excellent organizational skills Good verbal and written communication skills EPA Certified CPO Certified Basic computer proficiency, including the ability to use the Microsoft Office Suite, email, and internet Ability to respond to resort needs during non-business hours PHYSICAL DEMANDS The physical demands described here represent those that an employee must meet to perform the essential functions of this job successfully.
