SENIOR PROPERTY MANAGER JOB DESCRIPTION Job Classification: Exempt Reports To: Senior Vice President - Asset Management POSITION SUMMARY: The Property Manager is responsible for handling day-to-day operations, financial oversight and maintenance of an assigned portfolio of properties. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES: NOTE: Goodman Realty Group may unilaterally change the requirements of this job description at any time. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. These include, but are not limited to, the following: Maintain properties to first-class standards with a meticulous and detailed oriented eye. Bid and negotiate individual maintenance agreements (i.e. parking lot cleaning, landscaping, etc.). Review and approve expense on ongoing invoices. Prepare annual operating budgets. Understand complexities of sophisticated retail and office leases. Execute leasing strategies for lease restrictions, CAM calculations and other financial obligations of each property. Work closely with our construction management team during new tenant fit-up and building capital improvement projects. Maintain operating expenses within budgeted annual allowances. Inspect assigned properties in accordance with company procedures. Follow all company processes and build in processes when needed. Identify physical improvements and deficiencies and correct them in accordance with budget guidelines and established property standards. Maintain an on-going set of one-time project recommendations and capital improvement programs. Interface with tenants, vendors, leasing and construction departments, third party contractors and senior management to ensure effective property operation. Work with accounting team to manage base rent, recoverable expenses, and percentage rent in accordance with lease agreements. Follow up on late rent payments. Issue late notices, negotiate payment plans with delinquent tenants, and initiate collection proceedings as needed. Obtain and track tenant gross sales and insurance information, property information sheets, site plans, roof inventory spreadsheets, etc. Performs other duties as assigned. REQUIRED QUALIFICATIONS (INCLUDES EDUCATION, SKILLS AND EXPERIENCE): The requirements listed below are representative of the knowledge, skill, and/or ability required. Bachelor's degree in Business or related field or equivalent experience in lieu of degree. 7-12 years' experience in commercial property management across several asset classes preferred. Three (3) years of supervisor and management experience. Considerable knowledge of real estate principles including physical plant management and leasing (retail and office management experience is preferred). Must be able to operate in a Windows environment with high proficiency in MS Word and MS Excel. Be willing to learn specific property management software and navigate accounting software. Proactive work ethic with strong problem-solving skills. Construction knowledge and oversight a plus. Demonstrates the ability to read, write, and communicate effectively with clients and colleagues Ability to read and interpret documents such as leases, contracts, policies, operating and maintenance instructions, and procedure manuals Excellent computer skills including proficiency in Excel, Word, Outlook and PowerPoint. Strong analytical, organizational, and time management skills required. Customer service orientation and strong presentation skills to internal and external parties required. Ability to work independently and within a team to build relationships and interact effectively with business. Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload to meet client needs. Willingness to take on new challenges, responsibilities, and assignments. A valid driver's license, vehicle insurance, good driving record and reliable vehicle. Will have repetitive hand motions and prolonged periods of sitting and standing on a daily basis. Specific vision abilities required by this position include close vision, distance vision, peripheral vision, and the ability to adjust focus. Prolonged exposure to viewing a computer screen. The employee must occasionally lift and/or move up to 20 pounds. The noise level in the work environment is usually low to moderate. Must be able to travel (25%) within the metropolitan.
