If so, we want to talk to you! Job Overview The Maintenance Manager will oversee the repairs, installations and upkeep of various buildings, offices and other facilities. The primary responsibilities include managing third party vendors, designing maintenance procedures, tracking budgets and expenses, and performing inspections on different facilities to find problems and make repairs. Responsibilities Diagnoses problems and performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning. Disassembles units, cleans, lubricates, repairs, and replaces parts. Conducts inspection of vacant units and coordinates with vendors to ensure that units are made ready within the designed period. Follows through of entire make ready process from vacancy through occupancy, including the scheduling of pre-moveout inspections, move-in inspections, and annual unit inspections. Performs or assigns routine to difficult carpentry duties, including installation of new doors and installation or repairs of door jambs, moldings, hinges, door closers, locks, and door knobs as well as drywall or plaster repair and painting duties. Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replacing faulty switches, and replacing faulty lamps and ballasts. Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repairing of faucets, assembling and replacing of washers, and repairing or replacing pipes. Interfaces with contractors and vendors; depending on property needs, creates written specifications, secures bids for services, and negotiates with vendors for goods and services. Performs or assigns preventive maintenance duties. Receives emergency maintenance calls and distributes repairs to appropriate parties for completion. On duty for after-hour emergency maintenance. Oversees schedules and responsibilities of the Maintenance Technician, including site inspections to ensure that grounds are kept, work orders are completed, common areas are clean of debris, and basements are free of clutter. Qualifications 3-5 years of supervision experience of facility maintenance person nel ; experience working with housing assistance programs preferred. Proficient in Microsoft Office Suite; e xperience in Yardi Voyager or similar property management software. Proficient in electrical, plumbing, HVAC, and vendor management. Valid driver ' s license and willing to travel on-site to properties scattered-site across the state on a daily basis. Ownership of working tools. Excellent organizational, analytical, and time management skills. Strong interpersonal and communication (verbal and written) skills; fluent in Spanish is a plus. Must possess a high-level of moral judgment for handling confidential information. Ability to work independently and collaboratively in a fast-paced environment. Reporting to the office the whole week is required.
