The Mortgage Loan Originator is responsible for originating first and second mortgage loans in adherence with the secondary market and/or credit union guidelines. In addition, this role reviews loan applications, credit reports, issuing rate locks, issues pre-approvals and structuring loans in accordance to all investor, regulatory, and credit union guidelines.The MLO works under the supervision and direction of the Chief Lending Officer and works with the Loan Opener/ Processor, the Loan Support Specialist, interacts with other members of the department, organization, and liaisons with the applicant. Key Responsibilities 1. Manage the overall loan processing of 1st mortgage loans focusing on compliance with applicable guidelines.2. Monitors and manages pipeline of mortgage loans ensuring the lock dates and commitment dates are met.3. Manage secondary market rates and pricing on a daily basis, adjusting when applicable ensuring pricing quotes meet the credit union established criteria.4. Monitor Staffing levels, scheduling, and workflow to ensure coverage to accomplish operational responsibilities within the department.5. Trains and cross trains department staff on mortgage lending products as needed.6. Develops, implements, and communicate strategic direction and goals for the mortgage department.7. Monitor and support mortgage department with direction in processing, underwriting, closing, funding, and secondary market guidelines to align with department goals.8. Establishes rapport with loan applicant. Counsels and guides members through the mortgage application process. Gathers background information by interviewing loan applicant/s and all necessary information and supportive documentation, signed disclosures, and all upfront documentation to ensure a complete application is submitted for underwriting and processing according to guidelines.9. Analyzes applicant's financial status, credit history, and security offered as collateral in order to make an informed loan decision. Advises and counsels applicants about their financial needs and options. Suggests products in accordance with secondary market and program guidelines.10. Evaluates loan documentation, calculates income, review assets and liabilities, and clear conditions with delegated underwriter/investor.11. Manages the timely generation and accuracy of required disclosures/re-disclosure within allocated tolerances according to TRID and RESPA Regulations.12. Interacts with realtors, attorneys, title companies to facilitate the acquisition of a home or refinance of a mortgage.13. Updates and completes the loan scenario per loan specific program in the loan origination system and submits the file to underwriting timely for a final loan decision. Ensure accurate, complete and timely loan data on processing system.14. Inputs Mortgage/Equity loan applications and Consumer loan applications as needed and/or assists members with input of applications.15. Compiles required documentation for loan applications compliant with standard PFCU and secondary market guidelines.16. His / her performance is primarily based on member service levels, loan volume, and loan quality that will be measured by the Chief Lending Officer.17. Prepares and presents mortgage seminars to members and information sessions to staff.18. Works closely with Mortgage Loan Opener/Processor and Loan Support Specialist to ensure proper file documentation, processing and completion of loan.19. Manages mortgage pipeline of conventional, government and / or portfolio of loans effectively to fund mortgage loans in a reasonable amount of time.20. Prepare and provide pre-approval documents for members as requested.21. Manage online applications and updates website rates daily.22. Run automated underwriting determination and validate automated underwriting decision per delegated authority.23. Consistently and professionally communicates with loan applicant and internal lending team including any additional documentation needed, clears conditions or issues to meet deadlines. Liaisons with loan applicant by phone, email or in person to request and gather information needed.24. Coordinates closing date and time with all parties involved. Attends loan closing on refinance transactions.25. May perform general member service duties and assists members by phone, email or in person.26. Keeps abreast of industry developments including, but not limited to changes in regulations, technology current events, credit union, banking, and lending trends allowing members to rely on you for information, education, and guidance.27. Functions as a business, project lead or SME on assigned departmental and/or organization wide projects. Contributes expertise in assigned area and executes deliverables.28. Vendor management in relation to all third party providers of mortgage related services.29. May represent PFCU in SEG and community functions to enhance PFCU's image while seeking additional growth opportunities.30. Promotes and maintains a positive work atmosphere by communicating in a manner consistent with professional standards; works effectively with loan applicant, members, co-workers, management and vendors.31. Ensures adherence to company policies and procedures and Banking/Credit Union Regulations; adheres to all regulatory residential lending compliance.32. Performs additional duties as required; may be utilized to provide back up to the loan department for consumer loans and equity loans as needed or in other PFCU offices and departments as business needs dictate. Scope The Mortgage Loan Originator works under moderate supervision following established guidelines and procedures and exercises independent judgment. This person must be action and sales oriented, self-motivated and creative while being highly functional. S/he must have expert knowledge of residential mortgage products and governmental lending programs. Essential Skills, Knowledge and Requirements 1. Bachelor's degree, finance or business major preferred. Related field or equivalent job related experience providing the necessary knowledge, skills and abilities to successfully perform the responsibilities of the role.2. Minimum of 3-5 years related mortgage experience at a credit union, bank or other financial institution.3. Solid knowledge of residential and federal mortgage loan programs including FHA; solid federal lending regulations governing residential real estate lending.4. Personable and member centric. Maintains the highest level of client service standards at all times.5. Excellent problem-solving, organizational, analytical, verbal and written communication skills.6. Strong decision making and time management skills with the ability to manage multiple projects/duties.7. Results driven, service and goal oriented, self-motivated and able to work independently.8. Trustworthy with the ability to maintain highest level of integrity and trust.9. Proficiency in all Core and Lending applications to include member applications; proficiency in Microsoft Office, specifically Word, Excel and PowerPoint. Ability to work in a multi-application environment.10. Complies with all requirements for Mortgage Loan Originators set forth in the SAFE Act, including, but not limited to successful completion of the required background checks and obtaining a Unique Identifier from the NMLS. Detailed knowledge of secondary market guidelines.11. Must be flexible regarding work schedule as evening hours may be necessary at times.12. Travel required across PFCU offices locations as the business needs dictate.The Mortgage Loan Originator performs a major portion of his/her duties through verbal and written communications. It is critical that s/he possess the ability to communicate with clarity, while understanding and explaining complex situations to team members and outside contacts. Accuracy is essential and s/he must possess the ability to proof read documentation and correspondence to insure free of errors and fraud.
