Department: Facility Services Official Title : HVAC/Plumber Mechanic Number of Individuals With the Job Description : 1 Work Location : Locations may vary across Daemen Amherst campus Title of Immediate Supervisor : Assistant Director - Trades Title of Other Positions Reporting To This Position: None Purpose of Position : Under direct supervision of designated supervisor, to perform duties related to the repair, maintenance, operation, adjustment, and/or installation of heating, air-conditioning and refrigeration equipment and related electric or pneumatic control systems as well as performs duties involved in the maintenance, repair and alteration of the plumbing systems servicing campus buildings and structures. Tasks/Duties Performed : Install, repair, adjust, service and maintain systems for heating, ventilation, air-conditioning, including pneumatic and electronic controls. Repair, clean, adjust and or install oil and gas burners and auxiliary heating specialties other than high-pressure equipment. Maintain air compressors, air dryers, and low voltage installations such as warning light systems. Install, operate, service and repair conventional mechanical refrigeration/air conditioning equipment including but not limited to ice machines, refrigerators and general-purpose air-conditioning units. Work with an automated energy management system to control building environment. Evaluate and respond to breakdown repairs in the HVAC and plumbing trade. Perform preventative maintenance on university HAVC and plumbing system. Maintain and install building equipment including but not limited to hot water heaters, heat exchangers, pumps, water fountains, sinks, toilets and compressors. Transport supplies, materials and equipment to job sites. Tasks/Duties Performed (continued) : Considered essential personnel/responder - which means that this position may be needed when the University is closed or in emergency situations as determined by the supervisor. Responsible for off-shift hours emergency on call responsibility as directed by supervisor. Complete all work requests document time, materials and detail description of work. Performs other duties as assigned by supervisor. Qualifications : Ability to exhibit journey level skill in maintenance and repair procedures including preventative maintenance, breakdown repair and troubleshooting, construction, installation, and fabrication techniques which are typical in the trade. Ability to learn and perform all essential job functions accurately, with minimal direct supervision, within two weeks after the employee begins work. Demonstrable knowledge and skills for HVAC and Plumbing installation, maintenance and repair of systems and equipment. Good mechanical judgement and working knowledge of general construction principles. Strong interpersonal communication skills with ability to communicate effectively verbally and in writing. Ability to read and interpret blueprints and systems diagrams. Ability to work second shift and weekends when necessary. Ability to work overtime to respond to any emergencies. Ability to properly use hand tools and power tools. Able to work well on a team. Excellent hand-eye coordination. Physical Requirements: Physically able to reach, stretch, bend and walk during the daily routine, with ability to stand for long lengths of time. Ability to climb and work from ladders and lifts. Ability to use necessary power equipment for extended periods of time. Ability to perform work in outside temperatures and weather conditions. Capable of lifting and carrying a minimum of 50 pounds without assistance. Minimum Qualifications: High school diploma/GED and trade or vocational training required; otherwise, any combination of education equivalent to graduation from high school or other combination of education, training and experience that provides the necessary knowledge, skills and abilities. A minimum of five (5) years of experience in the HVAC/Plumbing trade. Valid New York State driver's license is required that satisfies both the University and insurance company underwriting rules and regulations for driving a motor vehicle. Ability to drive a university vehicle for the purpose of university business on a regular basis. Status: Position is full time, 40 hours per week, non-exempt staff (Monday-Friday) 7:00am-3:30pm (30min unpaid lunch) and may require additional hours during peak periods or inclement weather. Benefits are available the first of the month following the full-time employee's date of hire and include health, dental, vision insurance, and fully paid life insurance. In addition, we offer fully paid long term disability insurance after 3 months of employment. Eligibility for the 403b retirement plan is available to full-time employees upon hire and an 8% employer match after one year of service. Excellent time off benefits for holidays, vacation and personal time is included. Tuition waiver benefits are also available for full-time employees and their qualified dependents.
