Summary: Ayres Vacation Rentals, an affiliate of WindRiver, works with homeowners to offer guests the opportunity to stay in carefully curated properties that are professionally managed. Founded by Local East Tennesseans, we take pride in having local teams that offer 5-star service & communication. A new Bed & Breakfast is opening in 2023 in Gatlinburg, TN and we are looking for the right person to help get it started! Why be an Innkeeper with Ayres Vacation Rentals? Your work gives a lasting impression on a guest as they walk through the door for the first time. While the Innkeeper position has traditional hospitality, reservation, and customer service duties, your role is so much more than that in our business. What we're looking for: We are searching for an attentive individual with excellent communication skills to join our team and grow with us. This person is hard-working and represents our core values while maintaining the grounds of the property. This is a working position, meaning the Innkeeper will not only manage but also perform the daily tasks as necessary. This person will be part of the Ayres Vacation Rentals (AVR) management team and in an effort to grow the company and the Hospitality Department. This position will have the ability to live on property grounds and must be able to commute between properties as required. Responsibilities: Provide excellent guest service in all dealings with guests in person, on the phone, or any other form of communication Book and maintain reservations through the Guesty online platform Assist daily needs of guests Ensure retail products are stocked and available for purchase Professionally maintain AVR properties by delivering daily maintenance in the form of cleanliness and grounds upkeep as prescribed by company standards Collect and remove trash/debris from around property Partner with housekeeping to inspect and ensure cleanliness standards are routinely met Establish and maintain collaborative relationships with management and team members Coordinate the housekeeping attendant schedules Prepare supplies and inventory (linens, snacks, soaps, etc.) for housekeepers to pick up on their way to turnover assignments Submit orders for parts and supplies as necessary Be available and willing to help team members and management on all property locations as needed Stage property for next guest, eliminating all traces of past guest from property Meet and maintain turnover metrics, working with management to improve and scale the turnover process Complete walkthrough of property to inspect for damage and determine the scope of work to successfully turnover Checking and verifying that all aspects of the property are in working order (ie. TV's, appliances, amenities, etc.) and follow up to ensure maintenance requests have been completed Communicate to management any incidents or necessary action items Confirm completion of tasks for each turnover and certify home is "guest ready" by doing inspections for accuracy Other responsibilities and duties as necessary Qualifications: High School Diploma or GED required; Associate degree preferred 1 year Housekeeping/Concierge experience required; 1 year Innkeeper experience preferred Knowledge/Skills/Abilities: Ability to manage multiple duties and properties simultaneously Ability to communicate effectively with Management Team Reliable and consistent transportation Driving in inclement weather conditions as required Availability to work Sunday through Saturday, early mornings and evenings as needed Ability to maintain professionalism and work well under pressure Highly responsible and strong attention to detail Comfortable working with iPhones, computers, internet, and email Prior housekeeping, cleaning, or vacation rental turnover experience preferred Physical Requirements: Must be able to bend, stoop, climb, squat, twist, kneel, lift, push, and pull items weighing 50lbs. Must be able to reach overhead and below the waist. Must be able to sit, stand, walk for an extended period of time.
