Would you like to work for one of the most progressive real estate companies in the Twin Cities? Greco develops innovative housing for an array of markets. We serve the individual who places a premium on alternative design, architectural detail, environmental planning, and the ultimate in property management. Greco is currently in search of a Leasing Director for Class A, luxury apartment buildings in Minneapolis, St. Paul and surrounding suburbs. This position is responsible for maintaining full buildings while maximizing profits and managing exposure. Ideal candidates will have a strong background in Sales. This position offers excellent commission and bonus potential as well as competitive benefits. Responsibilities: Works hand-in-hand with Property Manager(s) to ensure leasing goals of property are achieved through leasing and renewal retention. Respond to leads Provides tours of apartment and community to potential residents for purpose of leasing apartments. Discusses with potential residents the advantages of leasing at the property. Closing the sale Screens rental applications and qualifies potential residents. Negotiate rates and terms for leases as needed within budgeted parameters. Tracks traffic, appointments, and leases daily. Proposes pricing adjustments as needed by monitoring costs, competition, and supply and demand. Creates strong working relationship with referring partners (locators, realtors, corporate housing companies, relocation companies). Responsible for reviewing the leasing files to ensure accuracy. Submits commission reports monthly in a timely manner. Complies with all Federal and Local Fair Housing regulations and ordinances. Attend weekly leasing meeting and monthly marketing meeting. Other duties as assigned. Skills and Qualifications : Required: 2 years of experience in sales or sales management role 2 year college degree Must have a strong sales background with a solid history of meeting and exceeding sales goals Must be competitive and self-motivated with a strong, independent work ethic. Demonstrated success with negotiating sales Must be proficient in Microsoft Office. Demonstrates excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment. Must be attentive to detail and adhere to company standards. Excellent verbal and written communication skills Weekend availability Preferred: Bachelor's degree Leasing, marketing, and/or property management experience Knowledge of the Minneapolis real estate market Real Estate license Property management software experience (ResMan) Bilingual (English/Spanish) Ideal candidate will embody and embrace Greco's Core Values: Innovation Adapt to evolving markets Strive to enhance the community experience Take risk and bring new ideas Embrace change and strive to improve Enthusiasm Enjoy what you do everyday Be friendly and have fun Engage with residents and coworkers Smile!
