This is a hands on position which means you get to set your hours and enjoy a flexible part-time schedule, but you will also need to be availabe for emergency maintenance requests. ABOUT SMITH RENTALS Smith Rentals is a single-person operated property management company located in Butte, MT. The owner manages personal properties, client properties, and also has the largest Facebook rental group in her target area. We value the contributions of our team and want to see them succeed. A DAY IN THE LIFE OF A PROPERTY MANAGEMENT / MAINTENANCE PERSON We depend on you to be our boots on the ground and keep our properties in good and rentable condition. Your attention to detail and interpersonal skills are essential as you manage our portfolio with move in and move out inspections, deliver 3 day notices, Maintenance requests will be things like leaking toilets, broken heaters, frozen pipes, electrical issues, small remodel jobs, trim work, painting when people move out, appliance repair, and other random stuff that comes up in this crazy rental world. In addition showing properties to potential renters, getting keys and inspections done with new renters, you will also manage our active renters and take calls for emergencies. You will work closely with our admin staff to coordinate when new rentals become available, take pictures if necessary, schedule cleanings, respond to maintenance requests through our online system, and manage other professionals that are needed for maintenance issues that you are not able to handle. You will help keep our small company running smoothly and creating safe, clean, and affordable rentals in our community. Because you work at your own schedule, you operate independently with minimal daily direction. You love that you are not micromanaged and have autonomy to make decisions that are in the best interest of the rental company and their tenants. This job is not for the faint of heart and dealing with rentals can sometimes SUCK!!! You will have people that will leave a house trashed, people that refuse to pay rent that you have to help evict, and occassionally be crawling under a mobile home in -10 degree weather to thaw frozen pipes. QUALIFICATIONS Computer skills Smart Phone Basic construction knowledge Experience with tools and trim work Basic plumbing skills Ability to handle conflict and find solutions Organized and able to self manage and keep a calendar and set appointments Local to Butte is required so that you can be availabe for emergency situations.
