Job Description and Responsibilities: Actively contributes towards the accomplishment of the department's short & long-term goals and objectives Performs visual and physical inspections of equipment during periods of operation to ensure the efficiency of equipment performance Reports any equipment malfunctions or problems to a mechanic and follows instructions to repair or remedy Performs minor, routine maintenance in various building trades, including plumbing, carpentry, electrical, HVAC and painting. Adjusts and arranges furniture, tables, chairs, and equipment; provides facility set up for special events and meetings as assigned. Performs preventive maintenance and minor repairs to appliances, plumbing, electrical fixtures (such as ballast changes and light bulb changes), and HVAC filters. Operates Heavy Equipment: backhoe, loader, sweeper, road mower, chipper, chainsaws, and HydroVa Maintains effective working relationships with SVCA staff, and members Promotes and supports workplace safety Undertakes other duties as assigned Completes activities such as Snow Plowing, and Road Clearing during snow response/emergency weather situations Note: This job description is not intended to be an all-inclusive list of the responsibilities, duties, and skills required of personnel assigned to this classification. In addition, all personnel may be required to perform duties outside of their typical duties from time to time to meet the ongoing needs of the Sudden Valley Community Association. Work Experience Knowledge of: Rough and finish carpentry construction and repair, floor repair, outdoor and indoor furniture repair, cabinet/shelving installation and repair, and essential building maintenance and repair. Installation, maintenance, and repair of plumbing fixtures and waste disposal systems, including installing and maintaining toilets, urinals, sinks, faucets, drinking fountains, flushometers, and clearing and cleaning clogged drains. Operate various hand tools, power tools, and equipment used in building maintenance and repair activities. Repair and painting of sheetrock, drywall, and other wall construction materials. Commercial locking systems and door hardware, including repair of door locking mechanisms and closers. Specifications, bids, and maintenance contracts. Experience in reading and working from shop drawings and blueprints. Preventive maintenance programs. Work hazards, safety procedures, and OSHA and WISHA regulations Construction and maintenance processes, equipment, and safety practices. Safety Data Sheets (SDS). Basic record-keeping techniques Skills/Abilities: Maintain assigned SVCA buildings, facilities, and adjacent grounds clean, orderly, and secure. Keep records accurately and neatly. Prepare clear, concise reports; assist with budgeting information and submit as-builts as required. Perform general maintenance and repairs on SVCA buildings, fixtures, facilities, adjacent grounds, and related equipment. Diagnose problems and know when to bring in an outside contractor to perform a major repair. Coordinate and inform various building users of any inconvenience or disruption during repairs and try to workaround scheduled activities. Plan and schedule own work efficiently and work independently with minimum on-site supervision. Train and work with seasonal and temporary employees in carrying out routine building maintenance functions. Use standard cleaning equipment, chemicals, and supplies safely and efficiently. Additional Requirements: Ability to lift and move 50 lbs. Must successfully pass a background check Must pass a pre-employment drug test Must have a valid WA State driver's license or ability to obtain one within 30 days
