POSITION DESCRIPTION & OVERVIEW Title : Lead Facilities Technician Reports To : Facilities Director Schedule : Mon-Fri, Daytime Flexible, Some weekends & evenings Compensation : $21.85-$22.85/Hour Job Classification : Hourly, Non-exempt, 40 Hours/Week Union Representation : This position is represented by the AFSCME Local 999 Under the supervision of the Facilities Director, the Lead Facilities Technician completes duties related to non-technical electrical, plumbing, grounds, carpentry, locksmith, custodial and painting. This position also provides day-to-day coordination and leadership to maintenance technicians, housekeepers, custodians, and other employees performing similar work. PRIMARY DUTIES AND EXPECTATIONS Coordinates the work of other facilities staff in completion of maintenance work orders, custodial services and assists others with complex tasks. Maintains inventory of parts and supplies for facilities repairs; orders materials/pick up supplies as needed. Monitors, maintains and performs standard repairs to building electrical, plumbing, heating, ventilation, and cooling systems. Assists licensed plumbers, electricians, and HVAC vendors as appropriate. Responds to work orders within eight (8) business hours and provides status updates for incomplete work orders. Prepares and maintains records on all maintenance activities. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices. Performs all other duties, as assigned. PHYSICAL REQUIREMENTS FOR THIS POSITION Heavy work - Standing and moving continuously. Occasionally exerting up to 100 pounds of force, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly. REQUIRED QUALIFICATIONS 2-3 years of maintenance experience Knowledge of supplies, equipment, and/or services ordering and inventory control. Ability to prepare engineering documents, specifications and cost estimates for projects. Ability to monitor and/or maintain quality control standards. Ability to complete routine paperwork. Records maintenance skills. Knowledge of facilities services including electrical, plumbing, HVAC, utility operations, building maintenance, carpentry and finish work. Ability to use hand and power tools applicable to trade. Ability to lead and train employees, to include organizing, prioritizing, and scheduling work assignments. Ability to repair and maintain appliances and heating and cooling equipment. Ability to read, understand, follow, and enforce safety procedures. Organizing and coordinating skills. Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises. Work environment involves exposure to potentially dangerous materials and situations that require following extensive safety precautions and may include the use of protective equipment. Considerable physical activity. Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds. Physical work is a primary part (more than 70%) of job. Experience that gives applicants the required skills, abilities, and perspectives listed above are commonly gained through one or more of the following: Personal experience with homelessness; Experience working, interning, or volunteering with people experiencing homelessness; An Associates, Bachelor's, or Master's degree in a relevant field such as Social Work (with accompanying licensure), Human Services, or Family Studies.
