COMPANY OVERVIEW Daughters of Charity Ministries in Evansville, Indiana is seeking a Director of Facilities and Grounds. SUMMARY OF POSITION Directs the routine, preventive and emergency maintenance operations for buildings, grounds, equipment, vehicles, communications systems and other assets of the corporation. Determines needed improvements to buildings and grounds, makes appropriate recommendations and implements improvements as approved. Develops short and long range plans including annual departmental budgets. Manages the Maintenance and Grounds personnel. Department : Maintenance and Grounds Reports To : Campus Administrator Supervises : Maintenance and Grounds Personnel Education : Bachelor's degree in electrical or mechanical engineering, construction technology, facility management or a related field is required. Licensure : Valid State of Indiana Waste Water Treatment Plant Operators' License or the ability to acquire licensure within two years. Experience : At least five years in facility management, maintenance, construction and/or engineering, with at least three years managerial or supervisory experience required. Essential Functions : Oversees the plans, schedules and the activities of the personnel that perform routine, preventive and emergency maintenance services for the buildings, grounds, equipment, vehicles, communication systems and other assets of the corporation. Interviews, selects, discharges, counsels and evaluates Maintenance and Grounds employees in accordance with established policy. Manages the implementation and ongoing application of the Computerized Maintenance Management System (CMMS) in all maintenance functions, including preventive maintenance, work orders, repair records and equipment histories. Effective use of the CMMS system is required in order to achieve optimum productivity, reduce downtime and extend asset life. Plans, designs, and recommends improvements to the buildings, electrical, mechanical and communications systems, landscaping, etc. Manages the implementation of major repair/maintenance and capital improvement projects within the approved budget. Coordinates renovation and construction projects with superiors, architects, engineers, consultants, contractors and in-house personnel. Coordinates the activities of architects and engineers in developing efficient and cost-effective designs and plans. When required, directs prime and subcontractors as the general contractor. Supervises the operation of the waste water treatment plant to ensure compliance with state and federal regulations. Maintains a waster water treatment plant Operator's License, as required by the State of Indiana. Coordinates the sampling procedure, calculates effluent qualities from the laboratory reports, and prepares and submits monthly reports to the Indiana Water Pollution Control Board. If not licensed, certification must be completed within two years of employment date. Develops the annual budget for Maintenance and Grounds, and regulates expenditures within established fiscal limits. Evaluates repair records and life cycle costs in order to make appropriate recommendations for the repair or disposition of assets. Monitors safety, security and fire prevention plans and programs making recommendations for improvements when warranted. Coordinates land management programs with sharecroppers and the Vanderburgh County Soil and Water Conservation District. Develops and maintains short and long range plans to ensure that the assets of the corporation are maintained in the most efficient, safe and cost effective manner possible. Conducts routine inspections of buildings and grounds to ensure that maintenance is conducted in a thorough and timely manner. Develops and implements individual improvement programs for the department staff and conducts routine in-services on safety, security, OSHA compliance and the responsible use of equipment. As a member of the Administrative Team, attends scheduled meetings in order to coordinate Maintenance and Grounds activities with those of other departments and to participate in various management team projects. Accompanies appropriate state and local authorities during the inspection of buildings and grounds or delegates such responsibilities as required. Oversees the activities of the Grounds Department to ensure optimum appearance of the entire complex. Manages the automobile fleet which includes approximately 40 vehicles. May be called upon to assist other personnel with special projects where extra man-power is needed. Plans and implements a personal development program utilizing internal and external resources to assure continuing professional growth. Adheres to strict safety practices and is constantly conscious of unsafe or potentially unsafe working conditions and makes every effort to correct or report hazards to the proper authority.
