Maintenance Lead Tech IV

Description:
To maintain related building facilities and physical plant mechanical equipment for Blue Skies of Texas (BST) to ensure a reliable and safe environment for residents, visitors and employees. The trained and experienced MT4 will work independently and with BST and contracted maintenance personnel to insure the timely and correct maintenance of all physical plant facilities. Requirements: This is a working lead position. Duties include but are not limited to supervising, inspecting and/or performing the following: preventive maintenance, emergency repairs, service calls, normal repair and minor construction within Independent Living (IL) apartments and cottages; all healthcare facilities and support areas; all supporting office and service areas and general area facilities; equipment, systems and grounds; as well as heating, ventilation, and air conditioning (HVAC) systems and associated elements: heat pumps, air handlers, boilers, chillers, cooling towers, appliances; and any other mechanical system and equipment such as freezers, ice makers, water softeners, emergency generators and boiler systems assigned. MT4 Lead must be experienced with various HVAC systems, to include proficiency with understanding, operating, troubleshooting, and repairing same. Must be able to respond to and address emergency situations in a prompt, safe, and correct manner without supervision. Must ensure tools and equipment are kept clean, in good repair, and accounted for at all times. Keeps work area clean and safe at all times and ensures the same from others at the worksite. Must be able to speak, read, write, and follow verbal and written instructions in English, as well as possess the ability to relate well with seniors in a customer service environment. Critical thinking skills and independent thought and action are integral to performing the functions of the position. EQUIPMENT AND COMPUTER OPERATIONS: Proficient knowledge of tools and equipment needed to maintain a large Continuing Care Retirement Community complex. CERTIFICATES, LICENSES, AND REGISTRATIONS: Required: Must be EPA-certified to handle refrigerants. Possess and maintain a valid Texas Driver's License with a good driving record and remain insurable by BST carriers. ESSENTIAL DUTIES & RESPONSIBILITIES: Plans, organizes, and manages assigned technicians and work orders to achieve greatest productivity and work efficiency with safety and quality of work being highest priorities. Completes work inspections on assigned technicians as required / assigned. Complies with all maintenance department and Blue Skies of Texas' safety rules, regulations, and general policies. Responds immediately to emergency maintenance calls, ensuring the safety of residents and facilities. Responds promptly to all work orders, prioritizing urgent and life safety-type work orders PHYSICAL/ENVIRONMENTAL DEMANDS: Work is performed both indoors and outdoors and the incumbent must be able to crawl and work in ceiling spaces and other cramped areas and be exposed to all types of weather conditions which include extreme temperatures (hot and cold) and rainy conditions. Perform heavy physical work requiring occasionally lifting and carrying 75 pounds unassisted and frequently lifting and carrying objects weighing up to 50 pounds WORK SCHEDULE: Core work hours are from 8:00 am to 5:00 pm, Monday thru Friday; RANGE OF PAY: Dependent upon qualifications and experience, with the intent to be competitive within the market.
