Description:
The Residential Project Manager is responsible for managing the re-construction of a fire damaged two-story apartment building, the rehabilitation of older units throughout the company's portfolio and the coordination of other capital projects. The individual will direct the activities of the property management function, including the administration of several properties. Supervisory Responsibilities: Provide daily administration of residential construction projects within a designated area; this includes quality control, schedule adherence, municipal coordination, and material management to maximize profits and minimize waste. Utilize a collaborative approach with PRC colleagues/departments and ensure positive and productive interactions. Manage PRC technicians and laborers assigned per project. Collaborate with superintendents and ensure timely completion of projects and work orders. Ensure compliance with policy, processes and procedures. Approve timecards and time-off requests. Job Responsibilities and Duties: Direct and verify subcontractors' work; ensure timely completion, attention to detail, quality of construction, and scope of work adherence. Ensure work is completed with specific focus on customer satisfaction. Address all deficiencies. Respond to service calls within 24 hours; provide resolution in a timely manner. Review and obtain approval for invoices. Supervise PRC Property Management projects. Ensure scheduling and alignment with PRC's business objectives. Qualifications and Requirements: Excellent communication skills (verbal and written). Strong communicator. Must be proficient in Microsoft Outlook, Excel, and Word. Education/Experience: Bachelor's Degree or ten years' experience in Residential Construction Management. High level of competency reading blueprints and site plans. Strong understanding of building codes and site development standards. Reliable transportation; travel to/from various sites. Must be able to work and communicate effectively with others.
