JOB DESCRIPTION JOB SUMMARY This position will oversee construction projects from start to finish. The Project Manager performs a key role in project planning, budgeting, and identifying needed resources. They will be expected to create the teams, develop each project's objectives/goals, and assign individual responsibilities. Project accounting functions, including managing the budget, tracking team expenses, and minimizing project exposure and risk, are the PM's responsibility. This individual must be able to ensure that construction activities move according to the predetermined schedule, devise the project work plans, and make revisions accordingly. MAJOR RESPONSIBILITIES This individual will assist and report to the Director of Construction and the VP of Operations. They must c ommunicate effectively with the subcontractors, consultants, and vendors responsible for completing various project phases. The PM coordinates the efforts of all parties involved in the project, including architects, consultants, contractors, sub-contractors, and laborers. The PM tracks and monitors construction activities' progress regularly and holds regular status meetings with all the sub-teams. They adhere strictly to budgetary guidelines, quality, and safety standards. The PM must be able to perform periodic inspection of construction sites and ensure project documents are complete; be able to identify the elements of project design and construction likely to give rise to disputes and claims; serves as a critical link with the clients; and reviews the deliverables prepared by the team before passing onto client. The responsibilities include but are not limited to the following: Interfacing with the client and other consultants at all project stages. Financial management - Ensuring prompt client invoicing and utilizing the Financial system in order to monitor a project's financial status. Quality Control - Ensuring compliance with quality standards. General line management responsibilities (where appropriate) are effectively discharged. Identifying opportunities to improve Project Management procedures, templates and products referring ideas to the appropriate line manager. Managing the flow of project information between the team and the client, through regular meetings and written communications. Costing, estimating, and planning projects Preparing Project Initiation documentation Ensuring the best value is obtained for the project, including supplier base, use of internal and external resources Ensuring the project schedule is maintained and projects are timely (on time) Maintaining and completing Project Key Performance Indicators Writing detailed and summarized project progress reports Identifying, costing, and processing any contract variations Tracking activities against the detailed project plans Updating project plans to include agreed changes Producing accurate financial reports Monitoring actual expenditure figures against project budgets Ensure the project(s) are within budget Managed the project tea,m including any subcontractors. Ensuring Projects are executed using agreed standards & processes Project documentation review Monthly project financial cost reporting Escalating issues and areas of concern to senior managers REQUIRED COMPETENCIES Strong verbal and written communication skills Computer literate, with a high level of competence in the use of the Microsoft Office suite of tools, including Microsoft Project, Microsoft Excel, Microsoft Word, and PowerPoint Problem Solver - Working Knowledge of Development/Construction accounting software such as Sage, Foundation, Timberline, or equivalent Tireless work ethic, Professionalism/Ethics Responsibility / Credibility ESSENTIAL FUNCTIONS: Develops a cost-effective plan and schedule for the completion of the project following a logical pattern for the utilization of resources Selects and coordinates the work of subcontractors working on various phases of the project Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed Is responsible for the proper administration of construction contracts and for obtaining all necessary permits and licenses Supervises assistant managers and project engineers, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies Tracks and controls construction schedule and associated costs to achieve completion of project within time and monies allocated Reports to owners and architects about progress and any necessary modifications of plans QUALIFICATIONS AND EDUCATIONAL REQUIREMENTS: BA preferred or 3 years equivalent experience. Graduate of a four-year degree program in construction management or construction science. Graduate engineers or architects will also be considered if they have additional business administration and accounting training. Five years or more of experience assisting or supervising construction projects of increasing complexity. Ability to work under pressure and coordinate numerous activities and groups of people who must cooperate to achieve maximum efficiency.
