As a Maintenance Director, you will be responsible for enhancing the overall Resident experience through exceptional comprehensive leadership. Responsible for establishing and sustaining a culture of unparalleled service and long-term growth through operational management, goal setting and achievement. This is to be handled in The Sterling Touch ® friendly, courteous, helpful, timely and professional manner, resulting in a high level of Resident satisfaction. Handles preventative maintenance and repairs for all areas of the Community to include; all public areas, apartments, corridors, heart of the house, exterior areas of building, grounds and landscaping. This position is under the general guidance of the Executive Director in accordance with Community standards, processes, procedures, practices and philosophy. Essential Functions: The Maintenance Director participates in Start Sterling! line up each day. The Maintenance Director greets the Residents, guests and employees in a friendly and courteous manner. The Maintenance Director responds quickly and efficiently to all Resident requests. Establish and maintain high cleanliness, sanitation and organizational standards in all apartments, public areas and heart of the house work and storage areas. Maintain and repair all areas in accordance with the established Community Preventative Maintenance Program. Immediately correct and report any unusual findings or safety hazards. The Maintenance Director documents all work performed in an apartment, public areas, heart of the house and exterior using the established process. Perform shift engineer's daily check list and report any abnormalities. Perform all safety tests as directed. Respond to Resident and emergency calls within predetermined response time periods. Remain current on any required certifications; review all departmental safety information (e.g. JHA's and MSDS's). The Maintenance Director completes work orders and shop assignments in a timely manner. Ensure the building and grounds are walked daily for light bulb replacement and maintenance needs. Keep all maintenance Records and Log Books updated daily. Know and understand Community's emergency, life safety and security procedures and requirements. Maintain par stock inventory of all necessary tools, parts and materials. Submit monthly forecast of maintenance/engineering expenditures. Prepare and submit all purchase orders to Executive Director. Other duties as required. SPECIFIC POSITION KNOWLEDGE, SKILL AND PHYSICAL REQUIREMENTS The individual must possess the following knowledge, skills and abilities: Ability to read, write and speak the English language sufficient to communicate with Residents, guests and fellow employees to explain and record Resident requests, comprehend work requests, differentiate individual linen use and care, product labels, etc. Knowledge of mechanical, electrical, plumbing, HVAC systems and furniture repair. Basic knowledge of mechanical and electronic lock systems. Knowledge of furniture repairs and color matching. Ability to read and understand blueprints. Ability to troubleshoot and repair most mechanical, electrical, plumbing, and HVAC systems. Ability to safely and properly use hand and power tools. Work both inside and outside the Community structure in the varied weather conditions and temperature changes. Various working conditions including narrow areas and small confined spaces. Interruptions in routine occur; some areas of community may have high and intense noise levels. Requires the ability to perform work using body members and or hand tools as work aids to work, move, guide or place objects or materials. Requires considerable dexterity of hands and fingers to perform work in a consistent manner. Considerable repetitive motion of hands, wrists shoulders and back is required. Ability to stand, walk, climb stairs, crouch, bend, stoop, reach, grasp, push, pull and work continuously without sitting for extended periods of time. Ability to lift or carry up to 50 pounds and push or pull carts weighing up to 100 pounds. Education: High School Diploma or GED, required. Public, private or military vocational/ trade school/apprenticeship training in building maintenance/engineering including HVAC, mechanical, electrical and plumbing, preferred. Experience: Five or more years' experience in maintenance in a senior living community, hospital, residential, hotel or similar building engineering environment, required. Two or more years' supervisory experience, preferred. Licenses or certificates: Ability to obtain any government required license or certificate for a maintenance position in Assisted Living communities. Other: Employees are required to work a flexible schedule which includes, rotating weekend and holiday shifts. Upon employment, all employees are required to fully comply with Grand Living's standards, procedures and processes, including all government and industry regulations, for the safe and efficient operation of the Community. This includes regular attendance as well as wearing the prescribed uniform and maintaining a neat, clean and well-groomed appearance. Employees who fail to meet the Grand Living expectations in all areas will be subject to disciplinary action, up to and including termination of employment.
