Position Summary: Under limited supervision, supervises a variety of general maintenance activities and staff, to include custodial and grounds maintenance, for all buildings and related facilities and surrounding areas of the Tohono O'odham Nation. The work is normally reviewed upon completion to ensure compliance with general organization and department goals, policies and procedures. Major work activities are covered by procedures or guidelines permitting flexibility in selecting methods to utilize and procedures to follow, determination of work priorities, and the planning and coordination of projects. Essential Duties and Responsibilities: Organizes, prioritizes, and assigns daily work activities; monitors status of work in progress and inspects completed work; confers with assigned staff; assists with complex problem situations, and provides technical expertise. Supervises and assists with general cleaning tasks and performs spot cleaning; maintaining exterior areas around buildings as needed, which may include sweeping mats or walkways, hosing sidewalks and entryways, emptying ashtrays/urns, or picking up and disposing of debris/litter from grounds. Supervises and assists in performing general tasks, maintenance tasks, or manual tasks associated with work activities as needed, which may include moving furniture/equipment, assembling equipment, setting up rooms for meetings/events, folding/stacking tables and chairs, troubleshooting basic plumbing or electric problems, installing fixtures, replacing light bulbs and ballasts, or loading/unloading materials. Performs general maintenance of outside areas surrounding buildings and related facilities as needed, which may include pruning trees and bushes, raking leaves, mowing grass, spraying for weeds and insects, and performing minor irrigation activities to water trees, shrubs and lawn areas. Operates/utilizes various equipment, tools and supplies, which may include a utility truck, vacuum cleaner, carpet cleaner/extractor, buffing machine, floor stripper, mop, broom, cleaning supplies, ladder, hand tools, or mechanic tools; and various lawn maintenance tools and equipment, which may include power lawn mowers, tree and bush trimmers, hedgers, hand tools, power leaf/debris blowers, power weed removal equipment, and other power equipment and tools associated with grounds maintenance. Keeps machinery, equipment, and tools in operable conditions, which may include inspecting equipment, refilling fluids, washing/cleaning equipment, refueling vehicles, or cleaning work/storage areas; monitors equipment operations to maintain efficiency and safety; reports faulty equipment. Ensures compliance with all applicable rules, regulations, standards, policies and procedures; ensures adherence to established safety procedures; monitors work environment and use of safety equipment to ensure safety of employees and other individuals; reports unsafe activities and conditions. Conducts inspections of offices, buildings, and related facilities and surrounding outside areas to ensure proper levels of maintenance and cleanliness. Reports problems such as water leaks, power failures, electrical problems, malfunctioning equipment, property damage, or other potential problems; takes basic corrective actions as appropriate; reports problems to appropriate personnel. Maintains inventory of equipment, cleaning materials, tools, and supplies; ensures availability of adequate materials to conduct work activities; initiates requests/orders for new or replacement materials; reviews incoming orders for accuracy and completeness; assists in stocking or distributing supply items; conducts periodic inventory counts. Prepares and completes various forms, reports, correspondence, logs, schedules, work orders, purchase requisitions, inventory records, and maintenance records. Performs other job related duties as assigned and contributes to a team effort. Knowledge, Skills, and Abilities: Knowledge of the Tohono O'odham culture, customs, and traditions. Knowledge of applicable federal, state, tribal laws, regulations and requirements. Knowledge of materials, supplies, and practices essential to the cleaning and general maintenance of buildings and related facilities. Knowledge of grounds maintenance procedures, equipment, and tools. Knowledge of the hazards and safety methods related to general maintenance equipment and tools. Knowledge of the hazards and safety methods related to preparation, appropriate use, and disposal of chemical cleaning agents. Knowledge of fertilizers, insecticides, and herbicides used for grounds maintenance and care. Skill in supervising, training, and evaluating assigned staff. Skill in operating various word-processing, spreadsheets, and database software programs. Skill in providing superior customer service to external and internal customers. Ability to operate, maneuver and/or control the actions of equipment, machinery, tools, and/or materials related to the general maintenance of buildings and related facilities and surrounding outside areas. Ability to communicate efficiently and effectively both verbally and in writing. Ability to establish and maintain positive and effective working relationships with other employees and the general public. Ability to maintain privileged confidential information. Ability to work independently and meet strict time lines. Ability to work extended hours and various work schedules. Minimum Qualifications: Associates Degree in Facilities Maintenance or closely related field, and three years' work experience in general maintenance to include custodial and grounds maintenance, or an equivalent combination of training, education, and work experience which demonstrates the ability to perform the duties of this position. One year of supervisory experience. Licenses, Certifications, Special Requirements: Upon recommendation for hire, a criminal background check is required to determine suitability for hire, including a 39-month Motor Vehicle Record. May require possessing and maintaining a valid driver's license, (no DUIs or major traffic citations within the last three years). If required, must meet the Tohono O'odham Nation tribal employer's insurance requirements to receive a driver's permit to operate program vehicles. Based on the department's needs, incumbents may be required to demonstrate fluency in both the Tohono O'odham Language and English as a condition of employment.
