The Property Manager will coordinate the delivery of an effective, high quality block, estate and leasehold management service to a portfolio of unique developments. They will provide expertise and specialist advice on all aspects of managing leasehold and shared ownership properties ensuring a consistent and co-ordinated approach across all Customer groups. What you'll be doing Deal courteously and efficiently with enquiries concerning all types of management and maintenance issues at properties managed by Plumlife Provide a high-quality, responsive and value-for-money property management service to our customers, achieving high levels of customer satisfaction. Carry out scheme inspections on a regular basis to ensure high standards of cleanliness, grounds maintenance, decoration etc; ensuring the managed areas are compliant with Health and Safety regulations and taking appropriate action where necessary. Ensure that a customer focused service is provided; communicating with customers effectively, providing regular updates and relaying key information through a variety of mediums to sustain a visible management service. Prepare and monitor budgets, service charge accounts, Section 20 consultation. Attend residents meetings and AGM's and visit residents in their homes as required. Ensure responsive and planned repairs carried out to properties are of a high standard, delivered well, in line with budgets and in accordance with legislative requirements. Take a leading role in planning major works, preventative maintenance and cyclical works in accordance with any operating manuals, specifications and particulars of the lease.
