Property Manager (Block Management) Salary circa around A GBP 26:28K dependent on skills and experience Full time Office based YO1 9TX : driving licence essential As a Property Manager, you will be expected to be the point of contact for landlords, contractors, tenants, leaseholders and freeholders. You will deal with all property aspects of your portfolio. The role is office based with regular visits to the properties across Yorkshire. The main responsibility of the Property Manager is to ensure that all blocks within your portfolio are maintained to a high standard and that freeholders and leaseholders (as well as residents) are complying with all their requirements whilst also balancing the high level of customer service that is expected within the company. The company has a strong culture surrounding hard work, dedication, customer service, attention to detail and teamwork and the applicant must fit in with this philosophy. Ideally you will have block management experience (or if not, then significant experience in related areas such as lettings) as well as having a reasonable idea of mechanical, electrical and general building issues. Your customer service levels must be high to deal with conflicting demands of leaseholders, landlords, tenants and freeholders. We are looking for a flexible approach to solving problems, great organisational skills and good time management. Responsibilities but not limited to: Communicating with Residents and Clients to ensure their needs are met and maintaining that relationship. Dealing with utility suppliers for blocks and ongoing bills Preparation and issuance of notices in compliance with Section 20 of the Landlord and Tenant Act 1985 regarding major works Arrange and attend AGMs, providing minutes and following up on any arising actions Undertaking inspections of the properties and providing reports noting any issues whilst on site using inspection software and resolving issues and report relevant items.
