Job Title: Entry-Level Painter/Helper Department: Maintenance Reports To: Director of Maintenance and Renovation Effective Date: 04/01/2024 Team Summary - Maintenance: At Pan American Properties, Inc., our Roving Maintenance Technicians are responsible for responding to the needs of our community residents and clients. They perform routine and general maintenance repairs to resolve existing concerns, and work diligently to apply preventive measures to minimize the risk of future problems. Our Roving Maintenance Technicians are experienced in various trades and labors and leverage that experience in concert with a personal commitment to excellence in order to provide best-in-class service to the various communities we proudly serve. Job Summary – Painter Assistant – Level 1: As a Painter/Assistant at Pan American Properties, Inc., you will support our maintenance efforts by assisting with painting tasks and providing general labor support to our maintenance team. This role is ideal for individuals who have some experience in interior and exterior painting and prep work, and who are eager to learn and develop their skills in property maintenance. Key Duties/Responsibilities: The following essential functions are typical for this position. Incumbents may not perform all of the listed functions and/or may be required to perform additional or different functions from those below, to address business needs and changing business practices: General Painting Assistance Assist experienced painters in preparing surfaces for painting, including sanding, priming, and taping off areas. Help with mixing and matching paint colors to ensure consistency and accuracy. Apply paint to various surfaces using brushes, rollers, or sprayers under supervision. Clean and maintain painting equipment and tools General Labor Support: Perform a variety of tasks at construction, renovation, or maintenance sites, such as lifting, carrying, loading/unloading materials, and cleaning work areas. Assist in site preparation activities, including setting up scaffolding and removing debris. Provide support for other maintenance tasks as needed, including minor repairs and preventative maintenance. Service Provision and Production Work Order Management: Complete daily work orders in accordance to Pan American Standards by troubleshooting breakdowns, identifying solutions, and gathering supplies. Ensure the provision of adequate assistance to ensure efficient and effective completion of assignments Time Management: Demonstrates a commitment to time management and essential ability to manage time Safety: Maintain safety as the highest priority by adhering to all safety and health regulations, practices and methods throughout all assignments Essential Knowledge, Skills, and Abilities: Essential Knowledge Basic understanding of painting techniques and materials. Familiarity with general maintenance concepts and terminology. Strong Understanding of and Commitment to Safety, Including: Personal Safety Equipment, Tool and Machinery Safety Procedures (as it relates to specifically required maintenance skills) Personal Protective Equipment Body Mechanics/Safe Movement Emergency Response and Preparedness Skills/Abilities: Customer Service: Demonstrated commitment to excellence in service Communication: Proficient in interpersonal communication, professionalism, and ability to utilize English to communicate in all formats (verbal, written, in-person, via technology/email) Technology Proficiency: Ability to use core phone applications/tools such as Outlook (email) and Corrigo or Other Work Order Management Systems (preferred, but not required) Industry Familiarity: Ability to determine the kinds of tools and equipment needed to complete a job, understands common terms/language, measurements, etc., that are generally used to communicate fluidly within the Maintenance/Construction field Teamwork: Ability to work as an assisting team member, follow instructions, exercise good judgement, and ask for help/clarification when needed Strong Attention to Detail: Demonstrated problem-solving skills and meticulous attention to detail Dedicated Learner: Interested in developing deep skills within the maintenance or construction industry, and a willingness to learn Core Qualities and Values-Alignment Independent Work w/ Integrity: Do the right thing when no one is watching Engagement and Communication: Engage with team to understand and execute service requests Personal Accountability: We all make mistakes on occasion – take ownership of mistakes and promptly address them Proactivity: Demonstrate attention-to-detail, familiarity and curiosity to identify needs proactively and apply preventive measures to minimize continued risk Continued Growth: Challenge status quo; identify effective approaches and opportunities Pride in Workmanship: Proactively assess own’s work product to deliver quality service Minimum Requirements: Related Work Experience: Previous experience in a similar role that required interior and exterior painting (including site preparation and technical abilities/paint application) Communication: Must be able to speak, write, and understand conversational English Ability to speak and hear/generally communicate effectively with team members, tenants/community members and other members of our communities/organization Education and Certifications: No specific educational requirements. However, a high school diploma or equivalent may be preferred. Transportation, Licensure, and Vehicle Insurance: Possession of personal transportation vehicle, including a valid California driver’s license and valid proof of insurance Availability: Must generally be available Monday – Friday, between the hours of 7am – 4:30pm (8 Hours Per Day) Work Authorization: Must be fully authorized to work in the United States without the requirement of employer sponsorship Technical Proficiency: Proficient in using a variety of hand and power tools, with a focus on safety and efficiency Physical Requirements This position requires sufficient physical strength and stamina, good eye-hand-coordination, and more including the ability to: Physically and legally operate a vehicle daily, at various points throughout each work day Frequently sit, stand, climb stairs and ladders, squatting/kneeling, push, pull, reach above shoulder Frequently utilize fine motor skills (use of hands/fingers) to grasp, grip, turn (tools and equipment) Frequently lift (up to 50 pounds; occasional team lifts of 100 lbs. or more) Frequently use vision/eyes, including the ability to assess via, close vision, distance vision, color vision, depth perception and ability to focus Frequently required to speak and hear to an adequate level to ensure safety Ability to work in various weather conditions including: Ability to reasonably sustain exposure to indoor and outdoor weather conditions which may include exposure to hot, cold, windy, and/or rainy weather conditions Potential exposure to dust, noise, and hazardous materials Requires physical activities such as standing, walking, bending, squatting, kneeling/crouching, lifting, pushing, pulling, and climbing, as well as exposure to noise, dust, and vibrations Employment Type: Full-Time, Hourly, Non-Exempt Location/County of Assignment: Los Angeles County - Roving Hourly Rate: $20.00 - $25.00Powered by JazzHR
