Anyone without a resume will not be considered. ** POSITION TITLE: Director of Plant OperationsSUPERVISOR’S TITLE: Executive DirectorSTATUS: Salaried / ExemptPosition Summary:Responsible for overseeing the care and maintenance of all aspects of the community’s physical plant to include maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant personnel; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines.Essential Job Functions:1. Maintain equipment, building, utilities and grounds with an adequate preventative maintenance program. Arrange for maintenance contracts as necessary.2. Maintain the emergency power generating equipment along with all fire and life safety equipment and fire drill and safety inspection reports.3. Provide residents and staff with a timely and effective response to service requests.4. Ensure all equipment and systems function properly and safely. Ensure compliance with federal, state and local regulations/ordinances.5. Advise and consult with the Executive Director in short and long range planning to ensure that community physical plant and grounds are maintained in a good state of repair and that the community projects a good visual image to the community at large and on maintenance schedules and progress.6. Participate in the planning of the annual departmental budget, responsible to maintain all expenditures for department to remain within budget allowances, review monthly operating statement for accuracy and explains variances to budget.7. Maintain proper level of service repair parts for electrical, plumbing, laundry, lighting, refrigeration, HVAC, hardware, locks, batteries, tools, expendable supplies, emergency telephone and security equipment based on past and expected usageMaintain and adjust computerized controls for HVAC and other equipment as necessary.8. Maintain vehicle fleet.9. Ensure compliance with applicable OSHA workplace safety requirements.10. Plan and initiate staff training in emergency preparedness, life safety, personal protective equipment, OSHA mandated training, and other required training.11. Hire, train, supervise, discipline, create work schedule for Plant Operations . If there is no Director of Environmental Services, the Plant Operations Director will supervise Environmental Services staff as well.12. Maintain current listing of all contracted vendors.13. Prepare and maintain required records, reports, analyses and studies.14. The Community embraces a culture of hospitality. List tools, equipment, machines used on the job:• Personal computer• General office equipment: printer, copier, scanner, fax machine, telephone• Rotohammer, table and band saw, welder (3 kinds), hoist, pullers, assorted hand tools, laminant trimmers/routers, pneumatic tools, drills, saws (chop, table, circular, worm drive, band and jig), HVAC test equipment, drill press, grinder.2. Physical activities of the position:• Lifts and carries up to 100 lbs. occasionally• Pushes and pulls up to 100 lbs. occasionally• Climbs, reaches, bends and twists occasionally• Talks and listens occasionally• Sits 1 hour per day; stands and walks 7 hour per day (combined) – 8 hr. day3. Physical requirements of the job:• Medium work – Exerts up to 50 lbs. of force occasionally and/or up to 20 lbs. of force frequently, and or up to 10 lbs. of force constantly to move objects.4. Visual acuity requirements, including color, depth perception, and field of vision:• Machine operators (without inspection), Mechanics, Skilled Trades People: This is a minimum standard for use with those whose work deals with machines such as lathes, mills, power saws, where the seeing job is at or within arms reach. Also mechanics and skilled trades people and those who do work of a non-repetitive nature such as carpenters, technicians, service people, plumbers, painters, mechanics, etc.5.
