Lease Accounting Analyst (LAA002) Job
POSITION SUMMARY The Lease Accounting Analyst is responsible for extracting details from contractual real estate documents including financial data, critical dates and other non-financial details and entering this details into JD Edwards software. Based on the data and info housed within this database, tenants' billings are generated and data is verified for reporting in both internal and external analysis. ESSENTIAL JOB FUNCTIONS 1. Creates abstracts of executed legal documents such as leases, amendments, extensions, terminations in an established format and inputs financial and non-financial info into accounting system according to document terms and conditions 2. Calculates tenants' initial billings and amended billings for new leases, amendments and other documents entering accounts receivable batches which posts to the general ledger and updates tenant records in the system with details from newly executed documents 3. Corresponds with new tenants by sending rent commencement letters and statements at the on-set of the new lease, continuously reaching out as necessary for the maintenance of their lease 4. Maintains an assigned list of properties and completes adjustments to tenants' accounts by applying terms from the executed documents using Microsoft excel worksheets to explain calculations 5. Creates and maintains department files for all tenant correspondence generated in department 6. Analyzes monthly critical date exception reports and rent comparison reports, making adjustments in the system when necessary 7. Works with tenants, collections, tenant services, leasing and the property management department to resolve tenant disputes or other inquiries in a timely manner 8. Assists property accountants by explaining variances relating to recurring fees 9. Assists with updating portions of expense participation tables of JD Edwards as directed ADDITIONAL DUTIES AND RESPONSIBILITIES 1. Assumes additional responsibilities and performs special projects as needed or directed MINIMUM REQUIREMENTS Education, Training and/or Background High-school diploma with 2 plus years of background in accounting, or an equivalent combination of education and background. Knowledge, Skills, Abilities and Personal Characteristics 1. Basic knowledge of accounting 2. Expertise to deviate from standardized work and established procedures to resolve problems 3. Basic math skills (addition, subtraction, multiplication, and division) 4. Technical skills; data entry and Ms excel, Ms word software 5. Expertise to operate independently with minimal supervision; self-starter 6. Strong attention to detail; expertise to perform duties with a high-level of accuracy 7. Effective oral and written correspondence abilities; strong people skills 8. Expertise to work as a team member Certifications, Licenses, Registrations None PREFERRED REQUIREMENTS Previous accounting background in the real estate industry. Expertise to read and understand contractual language. PHYSICAL REQUIREMENTS Nature of work requires an expertise to communicate and exchange info, collect, compile and prepare work documents, set-up and maintain work files, and operate standard business office equipment. WORK CONDITIONS Availability for extended hours during peak periods.
