We are seeking a Director of Buildings and Grounds to support 1 of our assisted living communities.RESPONSIBILITIES:Managing, directing and supervising all department staff including maintenance technicians and housekeeping/laundry associates and enforcing staff compliance with all safety rules and regulationsRecruiting, interviewing, hiring, training and conducting performance reviews for all employees of the maintenance departmentPerforming hands-on maintenance and repair work as required and directing maintenance technicians in the performance of maintenance and repair workEffectively managing/conducting service and maintenance requests from residents, maintaining the landscaping and overall look of the community, keeping building interior and exterior in good repair and ensuring that the building is properly cleanedPlanning, scheduling, directing and supervising ongoing and preventive maintenance programs including HVAC, plumbing, water, gas, electrical, mechanical, sprinkler/fire alarm systems, emergency lighting, communications, carpentry, painting, plastering, refinishing and similar workScheduling repairs and routine maintenance of all institutional equipment, appliances and vehicles, including the community vanScheduling and conducting work (and/or supervising workers/contractors) for apartment turnovers with rapid turnaround, ranging from refurbishing kitchenettes and installing new carpet to simple paint touch-upsMonitoring and managing the department budgetAttending all community, department and department head meetings as requiredRequirementsKnowledge of safety regulations, state/federal codes and safe work practices, budget development and fiscal managementExperience in plumbing, HVAC, electrical, carpentry, painting and preventative maintenance.Knowledge of methods, materials and equipment used in various building construction and maintenance trades, custodial, grounds, vehicle and equipment maintenance areas and a proficiency with hand and power tools, carpentry, plumbing, electrical, equipment repair, and painting.Proven expertise to organize and manage multiple priorities; strong attention to detail and accuracy; persistent followthrough skills,Proven expertise to take initiative, solve problems, work efficiently with others, and have a willingness to contribute ideas to assist in process improvementBasic technical skills - Microsoft word, Microsoft excel, Email etc. - and the expertise to learn new technologies is necessaryOutstanding communication expertise and the expertise to interact positively with staff, residents, family members, visitors and vendors. Expertise to communicate clearly and effectively in English, both written and oralHeavy lifting and moving; requires physical expertise to lift up to 50lbs on a regular basis and up to 75 lbs as neededAcute sense of responsibility and moral integrity; sincere desire to work with elderly residents and expertise to relate well with residents under all conditions in a pleasant, patient and tactful manner; compassion and patience essential; level-headed and calm in emergenciesLeadership skills with the expertise to work efficiently with others and promote a culture of teamwork, cooperation, enthusiasm and customer service; be willing to perform nonessential duties as needed, in order to contribute to the communitys atmosphere of team spiritAll applicants must:Be available to be on call for emergency repairs and clean-ups at ALL times of the day/evening/nightPossess a min of 3yrs' experience in a similar position with at least 1 yr management experienceHave a high-school certificate or equivalent certificate, technical school experience preferredMaintain a current drivers license with driving history in good standingBackground checks will be conducted prior to employmentSDL2017For more info:
