Job details Be part of Carbon Health's Strategic Development organization as the Director, Leasing ! Our Development team improved access to healthcare for our patients by placing our clinics in the primary paths of travel for our customer's daily lives. By leveraging our deep data set of customer behavior in known markets, our Development team is responsible for opening new clinics in retail locations that best meet our patient's needs in new markets. In this role, you will be directly responsible for site selection, negotiating new leases, lease renewals, option re-negotiations and other lease negotiations with property management. This position manages the real estate portfolio and ensures a strong pipeline of properties in multiple territories for expansion of Carbon Health clinics. Your Role Oversee all leasing expansion and operations to ensure they produce the desired results Develop a national in-house leasing business plan that is aligned with Carbon Health's short term and longterm corporate objectives Develop a Leasing department level budget; responsible for Leasing department P&L Leads clinic site selection tool and site criteria metric development Work directly with landlords and brokers to understand space constraints and alignment throughout the deal cycle Negotiate lease agreements timely; identifies lease term benchmarking and standardization Partner with the development teammates to ensure a seamless hand-off from leasing to design and construction Develop and maintain key real estate industry relationships including developers, brokers, and potential retail partners Partner with Finance and 3rd-party analytics partners to create tools, systems and process for market evaluation, pipeline development, forecasting, and general strategy. You will also be responsible for tracking deal cycle performance and reporting out pipeline trends. Your Requirements and Skills (Required) Prior relevant experience as Leasing Leader with fast-paced expanding companies in retail, restaurant, or similar type industry Extensive experience in and strong understanding of commercial real estate and retail shopping centers Strong work experience of negotiating successfully Establish and maintain good knowledge, awareness and understanding of the market's dynamics. Exercise clear leadership and focus in such areas as market conditions, competitive activities, general economic conditions and related matters Strong organizational, analytics, and multi-tasking skills and expertise to perform well under pressure Strong communication and people skills with a high-level of attention to detail and confidentiality Outstanding reputation for cultivating cross-functional collaborations and relationship building skills at all levels of the organization Demonstrates expertise to work autonomously and as part of a team within a fast-paced environment.
