Job details SEEKING EXPERIENCED, RELIABLE MAINTENANCE PERSONNEL FOR TRENTON AND LAWRENCE TOWNSHIP, NJ PROPERTIES Looking for solution oriented Maintenance superintendent that oversees, repairs, and maintains high rise apartment building. Initial and periodic drug screenings required. Typical duties: Ensure clean grounds and impressions (curb appeal); Maintain an excellent appearance and ensure everything is functioning safely and correctly inside and outside apartments and buildings; Prepare for inspections; Complete punchlist items; Be responsive and timely in performing service requests for tenants and staff. Manage apartment turnover work efficiently and collaboratively for minimal lost rental income (get apartments ready, and back to the PRD standard, in a rapid and high-quality fashion to keep us financially stable); Help to ensure cost-effective inventory control and ordering; Ensure a Secure, Safe and Healthy Living Environment for our residents. Collaborate together with manager to plan large projects, capital replacements, to manage vendors, and bring attention to building needs so they can be properly and proactively addressed. You must have high-level of integrity, ingenuity and a can-do attitude as well as solid skills. this is a hands on position. General apartment maintenance background Knowledge of appliance repair Cleared to work in the United States Demonstrated expertise to perform light carpentry, plumbing and electrical work Expertise to flex work schedule to accommodate after hour and weekend emergencies. Willingness to be “on call” 24 hours on a rotational basis. Handyman skills (hands on tests will be performed) Basic mechanical knowledge (written testing will be performed) Basic Computer /mobile phone skills Proficiency with English language Demonstrated professionalism PHYSICAL DEMANDS Extensive mobility and excellent physical condition. Expertise to lift 100 pounds. necessary for installation and removal of appliances. Expertise to operate all necessary hand tools to make repairs. Expertise to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Expertise to drive to and from job sites. Tolerance to all extremes of hot and cold weather, as may be necessary. Other: Must live close enough to be able to service emergencies effectively and timely; Must have reliable transportation.
