Description:
A Private Owner is looking for an experienced Apartments Property Supervisor.
The Property Supervisor is mainly responsible for supervising, directing, and controlling the operations of two large apartment buildings.
The buildings are located in Hollywood Hills and Koreatown.
The Supervisor is responsible of the supervision of managers and maintenance staff.
The Supervisor must have experience in all the following:
REQUIREMENTS:
Minimum 5 yrs + as an apartment Property Supervisor
Must have Strong SALES CAPABILITIES and be a CLOSER!
Responsible for the day-to-day operation of two 81-unit apartment complexes
Be onsite daily
Oversee onsite managers
Supervise, review, and implement Leasing, Marketing & Advertising strategies (online and offline)
Constantly look for ways to improve occupancy and buildings' condition
Coordinate with managers on issues concerning their respective properties including residents' concerns/issues
Oversee deposits and rent rolls
Oversee city and other types of inspections
Conduct meetings with on-site staff and provide training in areas that are necessary
Oversee vacancy turnovers and all renovations
Process, review and present reports on a regular basis to Owners (e.g., vacancy and status reports, etc.)
Take Manager's place when Manager is absent
Supervise, review, and correct move-in & move-out reports
Conduct safety meetings and oversee maintenance crew on a daily basis
Perform market comparable surveys and suggest appropriate rent levels
Represent the company in various legal cases
Review, question, and approve invoices
Negotiate with vendors on invoices and work to be done
Troubleshoot all tenant complaints with managers and superiors
Oversee property conditions and overall appearance and condition
Perform other functions as may be required or needed by the position or the management
