All positions must pass a background screening as a condition of employment. EOE. The Community Manager should have at least three to five years of experience in property management and should have a general understanding of business principles and be financially savvy. Must also have excellent customer service skills, be able to multi-task and display leadership ability. Job Requirements: To oversee all on-site operations, to include the following: • Financial oversight of the property by maximizing income opportunities and the aggressive management of community operations. • Budget and expense management • Increasing occupancy with qualified residents • Marketing to the demographics suitable for the property •Collections of all rents due • Leading and developing the property staff • Ensuring customer satisfaction to achieve high renewals • Generates weekly reports. • Supervises all on-site personnel. • Aggressive in rent collections striving for zero delinquencies each month. • Maintains make-ready process. • Other duties as assigned. Education and/or Experience: • High school diploma or equivalent. • Experience is required. (Experienced Community Managers will only be considered) The Leasing Consultant must be energetic and interacts directly with prospective and current residents to achieve maximum occupancy. He or she will act as the AMG residential representative by conveying the benefits of the community. The Leasing Consultant will be responsible for the leasing process, from introduction to the actual occupancy of the resident. He or she will maintain communication throughout the tenancy of the resident and support the property's marketing plan. Leasing Consultants at AMG are responsible for all activities related to apartment rentals, move-ins, and lease renewals. Our Leasing Consultants interact directly with prospective and current residents to achieve the property's maximum occupancy. This includes generating and handling traffic, qualifying prospects, leasing apartments and preparing lease documentation. Job Requirements: • Tour community and show apartments to prospective residents. • Qualify, demonstrate, and lease apartments in accordance with Fair Housing Laws. • Keep current on market and competition. • Advertise and promote community. • Coordinate and perform move-in/move-out inspections with residents. Education and/or Experience: • High school diploma or equivalent. • Experience is required. (Experienced Leasing Consultants will only be considered) • Bilingual candidates are encouraged to apply. The Service Technician is responsible for performing maintenance and other tasks to ensure the highest quality of service to the community and our residents. Technicians will also ensure the community meets all safety standards, site appearance standards, and that all apartment homes, equipment and amenities, are properly maintained. Service Technicians are accountable for the completion and documentation of routine and emergency service requests and make readies. Must be available to work after hours and emergency on-call shifts on a rotated basis. Successful service technicians demonstrate the highest level of integrity and professional interaction with residents and fellow team members. (Must provide your own basic tools) Job Requirements:• Performs preventative maintenance as requested by Community Managers or residents such as change light bulbs, touch up paint, replace ceiling tiles, plumbing and HVAC repairs. • Assist with operation, maintenance and repair of equipment.• Ensures that work order requests are responded to promptly and professionally.• Provides excellent customer service to prospective and current tenants• Performs emergency maintenance work as required.• Inspects buildings and grounds to ensure safety and cleanliness, and alerts Management to items that need to be repaired.• Assists Property Managers with scheduling and communicating with vendors and contractors.• Communicates with Community Manager regarding the overall maintenance function of the property. Education and/or Experience: • High school diploma or equivalent. • Minimum of 3 years property management experience (Experienced Service Technicians will only be considered) • Certification/licensure in HVAC or Universal EPA; (certification in refrigeration, electrical, plumbing are also preferred)
