This hands-on position leads and directs the work of other maintenance staff and shipping/receiving, as well as oversees and directs vendor services in custodial and groundskeeping. Manager will have responsibilities in maintaining, operating, and repairing HVAC, life safety, security and card access equipment, electrical, and plumbing systems, and performing general building maintenance to optimize equipment performance, maintain the building’s operability, and ensure the comfort and safety of occupants.Essential Duties and Responsibilities:·Perform and supervise the maintenance of plumbing, masonry, carpentry, painting, electrical work and related maintenance functions.·Operate maintain and repair of HVAC systems: Collect data, analyze performance, check efficiencies of BAS system. Maintain air filters, coils, condensers, cooling towers, pumps, boilers, compressors. Calibrate equipment, recover refrigerant, troubleshoot and repair air dampers, pumps, mixing boxes, fan coil units, VAV boxes.·Oversee Life Safety Systems: Operate and test fire alarm panels, emergency generators, fire pumps, sprinkler systems, smoke and heat sensors·Maintain Electrical Systems: Troubleshoot, adjust and repair/replace lighting systems, change electrical fuses, control boards, electrical fixtures·Maintain Plumbing Systems: Maintain plumbing fixtures, water heaters, drains, backflow preventers, water filters·Provide General Building Maintenance: Maintain door hardware, roof systems, ceiling tiles, flooring, window systems, and minor wall repairs·Operate all equipment within OSHA guidelines. Carry out work per all applicable codes·Coordinate snow removal duties by vendors and staff to ensure a safe driving and walking environment on campus·Implement preventive maintenance program for site, including useful life for equipment·Represent department and the University favorably and in accordance with established Core Values and expectations·Perform other duties as assigned or directed to meet the goals and objectives of the organization and department Qualifications:·High school diploma or GED post-secondary, formal training in repair of mechanical and electrical equipment·Eight or more years’ experience in general maintenance or building trades·Five or more years’ experience in supervising building trades or maintenance staff·Must have valid driver’s license·Building Engineer certification preferred·Experience in building automation control systems preferred·Experience with electronic work order systems preferred·Class A Operating Engineer license preferred·EPA certification preferred·Must have the skill and ability to repair mechanical and electrical equipment·Requires a working knowledge of heating, air-conditioning, life safety, plumbing, electrical, carpentry, and mechanicalPhysical Requirements:·Must have the ability to work from ladders, scaffolds and rooftops of buildings as well as the ability to work in tight spaces such as tunnels and attic spaces.
