Position Summary The Loss Mitigation Specialist, Fannie Mae plays an important role in the organization by performing a variety of activities related to the company's Loss Mitigation functions. The role is responsible for working with Fannie Mae borrowers experiencing financial hardships to determine eligibility for loan modification program(s). He or she analyzes finances, supporting documentation, and results of full file review performed by Underwriting to determine resolution. The Loss Mitigation Specialist, Fannie Mae conducts timely, accurate and compliant reviews of files in accordance with investor guidelines and National Servicing Standards. Essential Functions Request and gather supporting documentation required in order to create complete loan workout packages within required timeframes that comply with investor, insurer, state, federal and CFPB guidelines. Follow up on outstanding issues to ensure decision process is completed in a timely manner and in accordance with regulations and guidelines. Identify applicable options and communicate options to borrowers. Prepare all income/expense calculations and ensure compliance with agreed upon standards, and verify as needed. Maintain regular communications with borrowers; explore, analyze and respond to issues and concerns via phone, email and through written correspondence. Submit any denial letters for Quality Control review, and send them to borrower after receiving approval to do so. Provide accurate and complete information to resolve issues, and follow up on any outstanding issues or commitments promptly and when promised. Enter and upload documents to internal systems and websites in order to obtain review and approval for loan modifications. Prepare complete and accurate call notes, written documentation, etc., and update customer files in system. Provide back-up phone support to Loan Counseling team during high volume periods to maintain service levels. Communicate effectively with individuals/teams to ensure high quality and timely response and resolution to issues. Assist with internal and external audit requests. Participate in activities and projects designed to improve business performance. Stay current on changes in industry regulations, and recommend updates to internal policies, procedures, policies, and systems based on new/changed requirements. Maintain and update procedure manual to ensure internal procedures comply with investor and regulatory requirements. Track receipt of signed loan modifications and explain loan modification terms to borrowers. Create trial payment and forbearance plan agreements. Track payments on a daily basis for borrowers. Underwrite modifications and reconcile and settle accounts. Draft closing agreements and close loan modifications upon trial completion; ensure all modification agreements are notarized. Perform other duties as assigned. Qualifications High school diploma or equivalent required; college courses or a Bachelor's degree in Finance, Business or a related field preferred, along with three or more years total back office mortgage servicing experience required, with at least two years working in loss mitigation roles emphasizing home retention for FHA and VHA borrowers. Strong working knowledge of FHA and VHA mortgage loan documents, including overall processes and inter-relationships, standards and requirements, terminology, compliance and regulatory requirements related to federal debt collection laws, Federal Bankruptcy Laws, and proper handling of other legal situations. Knowledge of Standard Operating Procedures, CFPB, FCRA and FDCPA preferred. Strong interpersonal and problem-solving skills. Highly organized and detail oriented; ability to work in a fast-paced, department-metrics-driven environment required. Intermediate math skills required. Proficiency with basic internet searches, data entry, Microsoft Word, Excel and Outlook required. Familiarity with document retention software; Blitzdoc preferred. 10-key by touch strongly preferred. Supervision Moderate to intermittent supervision required, depending on experience level Moderate level of independent judgment and decision-making Frequent contact with borrowers Travel: 0% Requirements Physical: Work is primarily sedentary; occasionally walks and/or stands.Manual Dexterity: Frequent use of computer keyboard and mouse.Audio/Visual: Ability to accurately interpret sounds and associated meanings at a volume consistent with interpersonal conversation.
