SCHEDULE: Part-time; Monday through Friday with availability between 7:30 am - 5:00 pm; for an average of 25 hours/week LOCATION: 131 E Main St, Hills, IA 52235 SCOPE: The Title Work Administrator will report directly to the Loan Servicing Supervisor. The responsibilities and duties for this position consist primarily of determining the appropriate ordering, tracking and follow up in obtaining final title work as outlined by state and federal regulations as well as internal bank policy. This individual will establish and maintain professional relationships with local abstracting companies and attorneys to obtain final title work. The individual will also work closely with lenders, sellers, and borrowers to clear any title objections to ensure a proper lien placement of the mortgage. ACCOUNTABILITIES: Processing Duties: (85%) Review all real estate loans after closing to verify that we obtain the correct title work in accordance with internal, state and federal policies. Coordinate the ordering, payment and receipt of post-closing title work. Research and reconcile unpaid invoices for abstracting and attorney work as well as balancing corresponding internal GL accounts. Send/upload final loan/title documentation to investors. Analyze title commitments, abstracts, homeowners' association documents, surveys, zoning conditions and legal descriptions. Ensure proper collateral filing and lien positions for real estate mortgage transactions. Develop and maintain positive, professional working relationships with local abstract companies and attorneys. Work closely with local abstract companies and attorneys to ensure timely receipt of final title work in accordance with state and federal regulations. Work with customers, real estate agents, attorneys & sellers to resolve any title issues. Prepare affidavits, releases and record corrections to collateral documents when necessary to resolve title issues. Stay up to date on all compliance regulations regarding title work requirements. General Department Duties: (10%) Assist with Loan Servicing projects as needed. Assist with filing and other duties in the Loan Post Closing Department as needed. Assist in the development of manuals and supporting documentation to accomplish task/duties inherent in this position. Other: (5%) As part of the overall team of bank employees, this position may be requested to assist in the support of other bank activities. EDUCATION AND SPECIAL REQUIREMENTS: Bachelor's degree (B.A.) from a four-year college or university in the field of business or related field; and two to three years banking experience and/or training; or equivalent combination of education and experience. This job requires skills needed in a typical office environment. This includes computer skills, communications skills, as well as utilization of office equipment.
