At Holland Construction Services, the Sr Preconstruction Manager is responsible for leading the preconstruction effort on large, complex projects as well as multiple smaller and medium sized projects. The Sr. Preconstruction Manager leads preconstruction teams consisting of other preconstruction staff, as well as operations team members assigned to preconstruction efforts. Coaches and mentors less senior team members and helps with developing department procedures and improvements. WHAT YOU'LL DO Proactively coordinate the preconstruction process to provide accurate costs, constructability, and scheduling information to the client and HCS Team . Builds relationships with key design partners, subcontractor partners, project developers, owners, and architects. Interface with the client to understand their needs and incorporate those needs in all budgets and related documentation. Manages large complex projects as well as multiple, small to mid-size projects concurrently. Reviews and assigns scope packages to team members on pre-construction efforts. When needed, acts as a pre-construction team member on larger projects taking direction from the lead pre-construction manager for that project. While acting as a team member, effectively manages assigned scopes and provides clear and complete handoff of scopes when re-assigned to another project or project shifts to operations for buy out. Assists with scoping out subcontractor bids on hard bid days for other team member projects on an as needed basis. Prepares estimate deliverables and presentation books for clients during various states of the preconstruction process. Secures and manages distribution of project construction documents, preparation and review of bid proposal form, attachments, and bid day responsibilities. Guides the Preconstruction Administrator to create Invitation to Bid notice for subcontractor communication. Reviews subcontractor coverage and coordinates subcontractor follow-up calls. Prepares project clarifications and budget assumptions for submission to client. Develops and organizes Timberline estimate, includes all take-off, pricing, general conditions, and all other items to develop a complete and accurate estimate. Assists with maintenance, evaluation, and optimization of department software, as well as evaluating new potential software and technology to improve the department. Assists Operations team to develop and distribute project postmortem report. Incorporates postmortem information to create unit price job cost history. Assists in identifying cost for scope of work reductions and value engineering suggestions. Assists in communicating sub-bid results to subcontractor market as requests arise. Analyzes sub bids and material quotes for scope completeness and competitiveness. Communicates with subcontractors and material suppliers to ensure a complete scope of work is provided. Assists Project Managers with large scope of work change orders. Assists with conceptual estimates and budgets, as needed. Assists in identifying new and qualified subcontractors and material suppliers for HCS Subcontractor Database. Contributes to the assembly and maintenance of project cost history records. Provides detailed quantity take-off as assigned. Follows up on due diligence issues including permits, financing, and regulatory approvals. Assists with development and implementation of department policies and procedures. WHAT YOU'LL NEED Bachelor's Degree in construction management, civil engineering or related area preferred. Minimum of 5 years of preconstruction experience working for a general contractor in the construction industry. Estimating experience and familiarity with projects in the commercial, retail, healthcare, light industrial, educational, multi-family, and recreational markets. Extensive knowledge of company procedures, estimating techniques, engineering disciplines, cost control systems, and accounts required. Advanced proficiency in mathematics and MS Office. Experience with Timberline, MS Project, AutoCad, Revit, Ag-Tek, Bluebeam, On-Screen Take-Off (or similar) preferred. Strong communication, relationship, and facilitation / presentation skills. Ability to build rapport and speak to clients, employees, and all levels of leadership, clearly, professionally, and tactfully. INCENTIVE HIGHLIGHTS Market competitive compensation.
