Position: Project Manager Salary: Market Base with Incentive Bonus Company: Reef Private Equity Location: St. George, UT About the Company: Reef Capital Partners is a successful commercial real estate investment firm specializing in both private credit and private equity investments. Founded in 2005, Reef has completed more than 500 transactions with an aggregative value of ~$2 billion dollars. Reef has an exceptional track record of performance, with an IRR on realized investments over the past decade of ~20%. Reef Private Equity, a subsidiary of Reef Capital Partners, focuses on real estate equity investments especially development projects. Reef Private Equity is currently developing a wide variety of projects, including a $1 billion+ world-class resort in Ivins Utah, 150 SF lots and 300+ townhomes at the new Mayflower Ski Resort near Park City Utah, a 900 lot lake and golf community in Virginia, 300 apartments in Idaho, 48 townhomes in Eden, Utah, etc. Job Responsibilities: The Project Manager reports directly to the company's Project Directors and is responsible for the day-to-day operations of their assigned projects. This involves working closely with Project Directors, Reef's accounting, legal, and risk management teams, directing consultants, and managing project budgets and schedules. Essential Functions: Work with Project Directors to establish project budgets and schedules; Engage and direct the design team and other project consultants; Coordinate major design decisions with the Project Director; Track project key performance indicators (KPI's) and report them to Project Directors; Alert Project Directors to project bottlenecks and issues that could impact the projected KPI's; Prepare and submit applications to regulatory agencies; Obtain third-party bids and obtain budget approval from Project Directors; Work with financial analysts to create and maintain project financial models that match the latest project budgets and schedules; Coordinate with the project marketing and sales team; Ensure project property taxes, insurance policies and premiums, and utilities are kept current; Facilitating meetings between project team members; Work with accounting to maintain project operating accounts, reserve accounts, and receive/pay project invoices; Travel to project locations to conduct site observations and/or meet with consultants Qualifications: Bachelor of Science in Construction Management, Urban Planning, Architecture, Engineering, Finance, or a related field. Master of Real Estate Development, a related field, or equivalent experience. Proficient in Microsoft Excel and financial modeling Experience in real estate development and construction management The ideal candidate has achieved a Master Degree in Real Estate Development, has experience in project management, is self-motivated, and has a background in construction or design.
