SCOPE OF POSITION: The Director of Facilities is responsible for preparing an annual budget for Maintenance and EVS Departments. The Director of Facilities is responsible for overseeing and coordinating the preparation of project budgets commencing with rough or conceptual estimates through with project completion. DUTIES AND RESPONSIBILITIES: The following are examples only and are not intended to be all inclusive or restrictive; other duties may be assigned as necessary. Performs all functions in accordance with applicable Tribal, Federal and other laws and gaming regulations and Kickapoo Lucky Eagle policies and procedures. Ensures the highest possible standards of guest service are provided and listens and responds to guest and employee concerns and questions. Maintains and communicates budget, cost estimates and cost-to-complete information in a complete and timely fashion to all project team members and other constituencies throughout the duration of a project. Makes specific recommendations to the Assistant Manager about suggested changes and improvements in departmental controls and procedures for the overall benefit and improvement of all department projects. Seeks and obtains in writing such approvals and commitments as are required to assure agreement and/or understanding from key constituencies. Identifies, communicates and coordinates the key relationships for which written agreements will be required and incorporates sufficient time into project schedules to allow for preparation, negotiation and execution of contracts. Monitors and reports to the General Manager, and Asst. General Manager on contract status and "red flags" or any delays or variances from timely and accurate document negotiation and execution. Maintains responsibility for attracting, assembling, organizing and managing, whether directly or indirectly, such external and internal resources to the highest standards of excellence. Maintains overall responsibility for assuring that budget, project scope, project quality and schedule remain in alignment with departmental objectives and the client's overall business needs. Development of employee promotion plan and Tribal member mentoring program. Provides support and leadership direction to the individuals directly reporting to this position in accordance with the organizational chart of the property. Facilitates the flow of information throughout Facilities Department, by organizing and presiding over regularly scheduled meetings with the members of leadership team. Strong technical skills in HVAC, electrical, mechanical, plumbing, carpentry, etc. Makes sure all safety policies are followed. Attends and satisfactorily completes all required training as assigned and required. Performs other duties as assigned. REQUIRED QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential job duty satisfactorily. Must be at least 18 years of age. Ability to be present at work for assigned schedule including, nights, weekends, holidays and extended hours when required. SUPERVISORY RESPONSIBILITIES: Supervises day-to-day activities; provides training, planning, assigning and directing work; appraise performance, rewarding, and disciplining employees; and addresses complaints and resolving problems. EDUCATION AND EXPERIENCE: Engineering degree and or/equivalence with facilities management experience. Must have three-five (3-5) years of project management experience. Must also have three to five (3-5) years Supervisory/Management experience. MATHEMATICAL SKILLS: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimal, and work with mathematical such as probability and inference. LANGUAGE SKILLS: Excellent English oral and written communication skills. Spanish or other language skills a plus. EMPLOYMENT AUTHORIZATION: Must be able to provide authorization to work in the United States. Required to obtain and maintain a gaming license from the KTTT Gaming Commission. Responsible to keep all documents current and valid at all times. Kickapoo Tribe or other Tribal preference preferred. PHYSICAL & WORK ENVIRONMENTS: The physical and work environments described here are representative of those that must be met and are encountered by an employee to successfully perform the essential functions of this job.While performing the duties of this position, the employee is regularly required to stand, sit, walk, bend for extended periods; reach with hands and arms; talk and listen on a regular basis;Ability to work for extended periods in an office under artificial fluorescent lighting with varying noise levels and in a smoke filled environment.Must be able to perform under pressure, concentrate for a prolonged periods and able to work long hours under stressful conditions. Specific vision abilities include the ability to adjust vision.
