POSITION: Maintenance Supervisor COMPENSATION: $75,000 to $85,000/Year DOE BENEFITS: Health, dental, vision, FSA, EAP, life insurance (LTD), 401(K), paid sick, vacation and holidays. SCOPE: PREREQUISITES: Experience: Must have prior residential maintenance experience with knowledge of electrical, mechanical, plumbing and HVAC systems. Ability: Must show ability to read and interpret technical manuals, keep accurate records, demonstrate supervisor qualities, and enjoy working with others. Organization: Must be well organized and have the ability to prioritize duties and responsibilities, ability to multitask, and deal effectively and professionally with people and work in a fast-paced office environment. Languages : Bilingual a plus. MINIMUM QUALIFICATIONS: Education: High school diploma or equivalent. Bachelor's degree preferred. Experience: Minimum five years' experience in preventive maintenance; or any equivalent combination of education, training, and experience, which provides the requisite knowledge, skills, and abilities for this job. Experience with affordable housing property preferred. SUPERVISION RECEIVED: Receives direct supervision from the Facilities Manager and may receive direction from higher level positions. May provide general supervision to lower-level positions. ESSENTIAL JOB FUNCTIONS: The following duties are normal for this position, but this list is not to be deemed all-encompassing. Other duties may be required and assigned. Maintain the preventive maintenance program for all company equipment and facilities, including HVAC systems, electrical systems, plumbing, and mechanical equipment. Implement new preventative maintenance schedules and procedures to minimize downtime and extend equipment life. Coordinate with outside contractors and vendors for preventive maintenance projects. Partner with Property Management & Operations to monitor and maintain inventory levels of spare parts and supplies needed for preventive maintenance activities. Troubleshoot and diagnose equipment malfunctions and make necessary repairs. Ensure that all preventive maintenance work is performed in compliance with company safety policies and regulations. Maintain accurate records and documentation of all preventive maintenance activities. Conduct regular inspections of equipment and facilities to identify any maintenance or repair needs and report them to the Facilities Manager. Respond to facilities-related requests and emergencies as needed. Assist with the preparation and management of the preventive maintenance budget. Train and mentor maintenance technicians as needed. Ensure adherence to OSHA quality standards and health and safety regulations. Adheres to Fair Housing Equal Employment and Equal Housing Opportunity requirements. Exercises common sense, good judgment, consistency, and self-control in day-to-day contact with vendors and residents and in other business-related matters. PHYSICAL REQUIREMENTS: Physical ability to perform manual labor, including lifting heavy objects and operating equipment. Ability to use a computer, Microsoft office, Outlook, Office 365, and property management software Yardi. Tasks may involve extended periods of time at a keyboard or workstation.
